What type of property should you buy first?

Most investors focus on the property.

The best investors focus on the sequence.

Because your first purchase doesn't exist in isolation.

It affects:

• your equity growth
• your borrowing capacity
• your cash flow
• your ability to buy again

That's why the "best" property isn't always the best first property.

Sometimes a growth-focused asset makes sense because it accelerates equity.

Sometimes a cash flow asset makes sense because it preserves serviceability.

The right answer depends on the constraint you're solving first.

Strategy first. Sequence second. Property third.

That's how portfolios are built.

House or apartment?

Most buyers start with the wrong question.

They ask which asset type is better.

The better question is:

What job does this property need to do?

Houses typically offer more land content and stronger long-term capital growth.

Apartments can offer higher yields, better cash flow, and an easier path into the market.

Neither is universally better.

The right choice depends on:

• your budget
• your borrowing capacity
• your timeline
• your strategy

The investors who build wealth fastest rarely buy based on preference.

They buy based on purpose.

Because property isn't about winning the house vs apartment debate.

It's about building a portfolio that moves you closer to your goals.

Do migrants drive house prices?

Well, sort of.

But they do influence one of the most important forces in property markets:

Demand.

The key insight is that migration is not evenly distributed.

People settle in specific cities, corridors and suburbs.

When population growth combines with:
• limited housing supply
• low vacancy rates
• strong employment hubs

pressure builds.

First in rents.

Then often in prices.

That's why we spend less time looking at national migration numbers and more time studying where people are actually choosing to live.

The opportunity isn't in the headline.

Melbourne might be the most misunderstood property market in Australia right now.

The headlines suggest weakness.

The data tells a more nuanced story.

Some investor-heavy suburbs are feeling pressure from policy changes and softer sentiment.

Others are quietly benefiting from:
• improved affordability
• stronger owner-occupier demand
• tighter supply
• reduced competition from investors

The opportunity isn't "Melbourne". It's knowing which pocket of Melbourne.

The best opportunities often emerge when sentiment and fundamentals diverge.

Most buyers watch prices.

The best buyers watch what moves prices.

Vacancy is one of the strongest leading indicators in property.

When rental supply tightens:
• rents rise
• yields improve
• investor demand increases
• owner-occupiers face more competition

The result?

Price pressure often follows.

By the time growth appears in median price charts, the underlying drivers have usually been in motion for months.

Price is the outcome.

Supply and demand are the inputs.

New build or established?

The answer is usually not about the property.

It's about the strategy.

New builds can offer:
• depreciation benefits
• lower maintenance
• stronger tax outcomes in the early years

Established homes can offer:
• more land value
• renovation potential
• stronger scarcity
• greater opportunity to manufacture equity

Neither is automatically better.

The best asset is the one that helps achieve your objective.

Tax benefits matter, but long-term performance is driven by fundamentals.

The headlines make it sound like the game has changed overnight.

It hasn't.

The proposed negative gearing changes matter.

But they don't eliminate the fundamentals that have driven property markets for decades.

Supply remains constrained.
Population growth continues.
Rental demand remains strong.

What changes is the type of investor likely to perform best.

The new environment may favour:
• stronger cash flow
• longer hold periods
• better asset selection
• clearer strategy

Policy can change incentives.

It cannot change supply and demand.

The investors who understand that distinction are usually the ones who stay ahead.

Everyone is asking whether property investing still works under the proposed new rules.

The better question is:

“What type of investing will work best?”

Because the fundamentals have not disappeared.

Supply scarcity still matters.
Population growth still matters.
Long-term compounding still matters.

What changes is the importance of:

• structure
• hold period
• cash flow
• asset selection
• capital efficiency

The investors best positioned are likely to be those with:

strong fundamentals
manageable holding costs
long-term horizons
clear portfolio strategy

The proposed CGT reform was framed as a housing affordability solution.

But housing affordability is primarily a supply problem, not simply a tax problem.

Reducing investor incentives may lower investor participation at the margin. It does not create more housing.

In some markets, it may even reduce rental supply further if investors hold longer or sell to owner-occupiers.

That matters because:
• Australia remains structurally undersupplied
• rental demand is still strong
• CGT is only triggered on sale
• owner-occupier demand remains the dominant force in many suburbs

The bigger question is not:
“Should I invest?”

It is:
“How does my strategy perform under the new tax settings?”

That's where we can help.

The proposed CGT changes have created a lot of noise.

But the fundamentals of property investing have not suddenly disappeared.

What may change is:
• the after-tax outcome
• the importance of ownership structure
• how investors think about hold periods and portfolio design

For high-growth assets, strategy matters more than ever.

The investors best positioned tend to have:
strong asset selection
long-term horizons
manageable holding costs
clear portfolio strategy

We help everyday Australians navigate the noise and invest with confidence.

If this raises questions about your investment strategy, we would love to have a conversation.
