Buyer Mistake Series: #3 Buying for today, not tomorrow.

A property might tick every box for your life right now, but what about in 3, 5 or 10 years?

One of the biggest mistakes buyers can make is focusing only on their immediate needs without considering how their lifestyle may change or how the property will appeal to future buyers.

Before you buy, think beyond settlement day. Consider the location, layout, future demand and long-term value alongside what works for you today.

A good purchase should work for your future, too.

Auction rules are changing. What does this mean for buyers?

From 1 October, new requirements around disclosing auction reserve prices came into effect and they are changing the way properties are marketed.

But what will this actually mean for buyers, vendors and the auction process?

In Part 1 of our two-part series, Luke breaks down what's changing, what buyers should be aware of and how the new requirements could impact the market.

🎥 Watch Part 1 now, and stay tuned for Part 2 coming soon.

Major infrastructure can change the way a suburb functions, but it doesn’t automatically mean every nearby property will benefit.

In a recent https://zurl.co/Q1P2X article, Parley Director Luke Assigal shared his perspective on the Suburban Rail Loop and why buyers still need to look beyond the headline project itself.

Transport access, amenity, housing stock, demographics and even the exact street can all influence how a property performs over time.

As Luke put it: “You cannot simply assume that because one suburb is performing strongly, every adjoining postcode will follow it.”

A good location is more than a postcode and good buying decisions come down to understanding the detail.

We recently kicked off our Buyer Mistake Series with focusing on price instead of value. This month, we’re looking at another common trap: letting emotion take over.

It’s easy to fall in love with a property, but when emotion starts driving the decision, buyers can find themselves overpaying or overlooking important fundamentals.

The key? Know your criteria, your strategy and your limits before you start looking. Then, when the right property comes along, you can make the decision with confidence, not just emotion.

Stay tuned for Buyer Mistake #3

Spring is here, and so is a new season of property opportunities!

If buying is on your radar this spring, preparation is key. Get clear on what you’re looking for, know your numbers and understand the market before the right property comes along.

More choice can also mean more competition, and being prepared puts you in a stronger position when it’s time to act.

Thinking about making a move this spring? Let’s talk. 🏡

The Federal Budget created plenty of discussion around housing affordability.

A few months on, we're starting to see how buyers and investors are responding.

While headlines often focus on policy announcements, we're seeing cautious buyers, continued rental pressure and more people taking extra time before making their next move.

Could buying just one suburb over save you thousands?

Recent research highlighted that neighbouring Melbourne suburbs can have price differences of up to $253,000, despite offering similar lifestyle and amenity.

As our Director, Luke Assigal, recently shared with https://zurl.co/J7Rsk, it's not as simple as choosing the cheaper suburb.

Every location needs to be assessed on its own merits. Transport, amenities, demographics, housing stock and even individual streets can have a significant impact on long-term performance.

Sometimes crossing a suburb boundary is a smart move. Other times, there's a reason for the price difference.
