SMSF UPDATES.

An update regarding a significant legislative amendment to the Superannuation Industry (Supervision) Act 1993, specifically concerning Limited Recourse Borrowing Arrangements (LRBAs) for Self-Managed Super Funds (SMSFs).

On 23 June 2026, an amendment was tabled by Senator Nick McKim on behalf of the Australian Greens. This amendment introduces a new paragraph (c) into subsection 67A(2), which restricts the types of real property that an SMSF can acquire using an LRBA.

Under the new condition, an LRBA can only be used to acquire real property if that asset is classified as "business real property" within the meaning of section 66 of the Act. As a result, residential property will be excluded from these borrowing arrangements as it does not meet this definition.
