It was great to spend some time today.

Events like this are incredibly important for our rural communities, local businesses and the agricultural sector that plays such a significant role in our region and the Queensland economy.

FarmFest brings together farmers, contractors, suppliers, service providers and industry professionals from across the state, creating an opportunity to learn, connect and support the businesses that keep our regional communities thriving.

As someone who regularly assists clients purchasing rural, acreage and lifestyle properties, it is always valuable to stay connected to the people, industries and businesses that make these areas such great places to live and work.

Of course, no trip to FarmFest would be complete without stopping by stand to give the team a bit of stick and see what they have on display 😆

Everyone seems to be looking for the next "hotspot" suburb.

The reality is that successful property investing isn't about finding the suburb everyone is talking about today. It's about understanding the fundamentals that drive long-term growth.

Recently I saw a report that flagged hundreds of Australian suburbs as "No-Go Zones" based on factors such as socio-economic rankings, public housing concentrations and historical performance.

While data is important, I believe it only tells part of the story.

Some of the strongest-performing suburbs over the past decade would have been overlooked if investors relied solely on broad statistics or postcode-level assumptions.

When assessing an investment property, I am looking at far more than a single metric:

✔ Owner-occupier demand
✔ Population growth
✔ Infrastructure investment
✔ Employment opportunities
✔ Supply and demand balance
✔ Future development potential
✔ Land content and scarcity
✔ Affordability relative to surrounding markets

A suburb is not automatically a poor investment because it has a lower socio-economic ranking, just as a suburb is not automatically a great investment because it scores highly on a report.

Adding another layer to the discussion are the Federal Government's proposed changes to property taxation. While these changes are not yet legislated and may change before implementation, they have certainly sparked debate within the property industry.

If introduced in their current form, selecting the right asset and location could become even more important, as investors would need to consider not only growth potential but also the long-term tax implications of their investment decisions.

Property investing is about strategy, research and understanding the bigger picture.

The best opportunities are often found where others aren't looking.

I inspected a property today that had more packing on the stumps than I have ever personally seen.

Now, packing itself is not automatically a defect. Older Queensland homes are often re-levelled over time and some packing can be completely normal. But when there is excessive packing throughout the subfloor, it raises questions that deserve much closer attention.

Why has so much adjustment been needed?
Has there been significant movement over time?
Is the movement ongoing?
What condition are the stumps actually in underneath it all?

These are the types of things buyers should be thinking about before becoming emotionally attached to a property.

What concerns me most is that many buyers would never even look underneath the home. They see the kitchen, the styling and the presentation — but the structure underneath is what is holding the entire property up.

This is exactly why physical inspections and proper due diligence matter so much.

Sometimes the biggest risks are hidden below your feet.

WE TERMINATED A CONTRACT 🚨

This is the actual video we sent to our clients during their building & pest inspection.

The property initially presented well, however the inspection uncovered significant termite damage that would likely have resulted in substantial repair costs and ongoing issues long term.

A good building inspector is a must!

As buyers agents, we are not trained or licensed building inspectors and this is exactly why we always recommend thorough building & pest inspections, regardless of how good a property may appear during the initial inspection.

One of the most important parts of our role is helping clients make informed decisions, even when that means advising them NOT to proceed with a purchase.

Not every contract makes it to settlement.

Sometimes the best outcome is uncovering the problems before it becomes your problem.

Proper due diligence matters and we ensure our clients are fully protected 👌
