Another finalist announcement, but this one is particularly special because it is local. πŸ’™

Precision Property Buyers Agency has been named a finalist in the Property & Real Estate category at the 2026 Ipswich Chamber Business Excellence Awards.

While our work takes us across South East Queensland, the Ipswich region has always been an important part of PPBA β€” both as a business and as an area where we have helped many buyers find their first home, family home or investment property.

Ipswich is a region we know well and genuinely enjoy working in. We have watched it grow and change, built strong relationships with local agents and property professionals, and had the privilege of helping buyers become part of the community.

Being a small business also means relying on other small businesses. Conveyancers, brokers, building and pest inspectors, trades, property managers and so many others form part of the network that allows us to provide the service we do. Many of those relationships have been built right here in the Ipswich region.

That is why being recognised by the Ipswich Region Chamber of Commerce alongside other local businesses means so much.

Some pretty exciting news to finish the week! πŸ†

I have received notification that I am a finalist in two categories at the 2026 REIQ Awards for Excellence:

πŸ† Buyers Agent of the Year
πŸ†Buyers Agency of the Year

To be recognised in both an individual category and for the agency I have worked so hard to build means a great deal.

PPBA has never been about simply finding properties and getting deals done. I have built the business around genuinely representing the buyer β€” taking the time to understand our clients, doing the research, inspecting properties thoroughly, asking the difficult questions, completing extensive due diligence and sometimes telling a client that the best decision is to walk away.

There is a lot that happens behind the scenes to provide that level of service, and I am incredibly proud of what our small team continues to achieve.

I also certainly do not do this alone. Ben and Kirby are a huge part of PPBA, and their commitment to our clients and the standards we have built within the business contribute enormously to recognition like this.

And, of course, thank you to our clients. You trust us with one of the biggest financial and personal decisions you will make, and that is something we never take lightly.

To be named a finalist by the Real Estate Institute of Queensland amongst some of the best professionals and businesses in our industry is an achievement I am very grateful for.

When two revheads get the opportunity to do hot laps with a Supercars driver... you don't have to ask twice! πŸπŸ˜‚

Mel and Ben recently had an experience that was definitely a little different from our normal day at PPBA.

While Team 18 was in Ipswich for the Supercars, we had the privilege of spending some time with Anton De Pasquale, driver of the Team 18 DEWALT Racing Chevrolet Camaro ZL1 β€” and even better, getting in the passenger seat for a couple of laps with him!

Anton is one of the leading drivers in the Repco Supercars Championship and has been having a strong 2026 season, including race wins in Sydney and Darwin.

And then there is the car... 🏎️

The #18 DEWALT Racing Camaro runs a 5.7-litre V8 producing around 600 horsepower, can reach around 300 km/h and is capable of 0–100 km/h in approximately 3.4 seconds.

So sitting beside someone like Anton while he puts a car like that through its paces is a VERY different experience to watching from the grandstand!

With both Mel and Ben being revheads and having a love of V8s and performance cars, this opportunity was right up their alley. Safe to say there were some very big smiles afterwards!

It was a real privilege to be invited along, meet Anton and experience just a little of what these cars β€” and their drivers β€” are capable of.

A huge thank you to Stanley Black & Decker, DEWALT, Team 18 and Anton De Pasquale for an experience we certainly won't forget.

Now... back to inspecting houses at slightly slower speeds! πŸ˜‚πŸ‘

Buying your first investment property in your early 20s is a significant achievement and one that has given this young investor a strong start towards building long term wealth.

Like many first time investors, he came to us knowing he wanted to invest in property but was unsure where to begin, what to buy and how to make sure he was making the right decision.

Together, we worked through the process, researched the market and identified an established home that suited his budget and investment goals. With the property now settled, he can officially say he is a property investor!

What impressed us most was his willingness to ask questions, learn and take professional advice throughout the process. He did not rush into buying simply to get into the market. He took the time to understand the property, complete the necessary due diligence and make an informed first purchase.

For those who are new here, meet Ben πŸ‘‹

Ben is our First Home Buyer and Owner Occupier Buyers Agent at Precision Property Buyers Agency.

Before stepping into the role of Buyers Agent in March 2025, Ben spent 18 months working alongside Mel, learning what it really takes to represent a buyer. He assisted at inspections, learnt our due diligence processes, developed his market knowledge and gained hands-on experience before taking on his own clients.

Now he has well and truly found his wings. πŸš€

Ben has built a fantastic reputation, particularly with our first home buyers. His compassionate, kind and caring nature is exactly what many buyers need when navigating the property market for the first time.

Don't just take our word for it β€” check out our Google reviews from Ben's past clients. Some of them are incredibly long and detailed, and the fact clients take the time to write so much about their experience with him says a lot about the level of service and care he provides.

Did we like this property for our client? Absolutely!!
Did we buy it? No. And that is okay.

On the surface, this acreage property presented as a reasonably solid home. But an inspection is about much more than walking through and deciding whether we like it.

There were a lot of things we identified that needed to be factored into what we were prepared to pay.

The power had been disconnected, which meant we could not properly test the lights, appliances, air-conditioning, hot water system or other electrical components.

Being an acreage property, there were also additional systems to consider. The property relies on a pump for its water supply and has a septic/biocycle system, which was no longer operating because of the power disconnection. These systems are designed to remain functioning, so having them sitting inactive creates another unknown that needs to be investigated and potentially rectified before occupation.

Then there were the more visible items.

The tiled roof had cracked tiles and areas of pointing requiring attention. With the surrounding gum trees, the roof would also benefit from a thorough clean and, in time, repainting to prolong its condition.

Both bathrooms require renovation following water damage from previous tenants. The kitchen cabinetry is deteriorated and will need replacing. There are sections of the eaves requiring repair and repainting, along with a number of other general maintenance items throughout the property.

And outside of the house itself, there really was nothing else on the acreage. No shed, no established infrastructure and very little street appeal – all things that have a value when comparing one acreage property with another.
None of this meant we did not want the property.

In fact, we thought it could work very well for our client.

But all of these things have a cost, and more importantly, they create risk and unknowns that need to be considered when establishing what the property is worth to our buyer.

We submitted an offer that reflected the property, its current condition and the work we could already see would be required. The vendor did not accept it, and that is okay too.

We will walk away from a property if we cannot secure it at a price we believe is reasonable for our client. There will always be another property.

A Building & Pest inspection is still an essential part of our due diligence, but by the time our clients spend money getting to that stage, we want to already have a very good understanding of what we are buying and the issues that are likely to require further investigation.

We are also seeing a shift in the market at the moment. Buyer behaviour has changed, competition is not what it was in many price points, and properties are taking longer to sell.
That can create a gap between vendor expectations and what buyers are currently prepared to pay.

Sales agents have the difficult job of balancing vendor expectations with feedback from the market, and sometimes those two simply do not meet.

Our job is different.

We represent the buyer.

Our job is not to secure a property at any cost. It is to understand what we are buying, identify the risks, establish its value and negotiate accordingly
Sometimes the best outcome for our client is getting the property.

And sometimes, it is knowing when to walk away.
