Real questions we're already being asked about the new AML laws

💬 We've been getting questions from clients since news of these changes broke. Here are the most common ones.

❓ "Does this mean you think I'm a criminal?"

Not at all. These checks apply to every client — it's a legal requirement, not a reflection of suspicion.

❓ "My parents are gifting me part of the deposit. Is that a problem?"

No — but we may need a signed gift letter and supporting documents. Let us know early.

❓ "What if I refuse to provide my ID?"

Unfortunately, we'd be unable to proceed with your matter until the legal requirements are met.

❓ "Will this delay my settlement?"

Only if documents are provided late. Early = smooth.

For most buyers and sellers, it's as simple as:

🪪 Photo ID — driver's licence and passport

🏠 Proof of address — utility bill or bank statement

💰 Source of funds — loan approval, savings statements, or gift letter if someone is helping with your deposit

Purchasing through a company or trust? We may also need some additional documents — just let us know your situation and we'll tell you exactly what's required.
