🏡 Maryborough features in Queensland’s top five

InfoTrack’s September-quarter data ranked Maryborough fifth among Queensland suburbs for house sales, up from sixth the previous quarter.

That is a positive sign of local transaction activity and buyers choosing the region. It is not a measure of price growth or days on market.

For sellers, the message stays the same: recent comparable sales, competing listings, presentation and price matter.

🏗️ Future housing is not the same as approved housing

Recent coverage has revisited long-term growth between Hervey Bay and Maryborough. The underlying Wide Bay Burnett Regional Plan is still a draft under review following consultation.

Projected housing demand does not mean homes have been approved, construction has started or infrastructure is funded.

The local read: Maryborough’s sales activity deserves attention, but buying, selling and investment decisions still need property-specific evidence.

Week ending 11 October 2026

TL;DR: Fraser Coast housing approvals remain active, suburb medians are higher than a year ago and rental availability has improved. However, properties are taking time to sell and lease, making accurate pricing increasingly important.

🏗️ 324 dwellings approved

Across July and August, the Fraser Coast recorded:

• 272 new houses approved
• 51 dwellings in other residential buildings
• 324 total approved dwellings
• $174.8 million in approved residential work

Approvals show proposed supply. They do not mean every property has commenced construction or entered the market. The strong weighting towards detached houses also means the pipeline remains less diverse for people seeking units, townhouses or smaller homes.

📊 Local house market

Realestate.com.au data for the 12 months to September shows:

• Urangan: $815,000 | 10.9% annual median change | 50 days on market
• Torquay: $785,000 | 12.1% | 43 days
• Urraween: $836,250 | 10.2% | 45 days
• Maryborough: $585,000 | 17.5% | 41 days

These are median movements, not an indication that every property increased by the same percentage.

🔑 Rental market

Median weekly house rents were:

• Urangan: $620
• Torquay: $610
• Urraween: $650
• Maryborough: $550

Rental houses recorded median leasing periods of 20 to 22 days across these areas.

The latest published REIQ vacancy rates, from the June quarter, were 2.2% across Fraser Coast, 2.3% in Hervey Bay and 1.4% in Maryborough. Availability has improved, but all three remain within REIQ’s tight-market range.

The local read: The Fraser Coast remains resilient, but buyers and tenants have more time to compare their options. Price, presentation and current local evidence matter.
