Most buyers get about ten minutes inside a property before they’re expected to make a decision. Here’s how I use that time.

Film it from the front door. Start at the front and film as you walk — because by the time you get home you’ve seen five other places and they all blur into one.

Check the light before you check the layout. North is ideal, but good light-facing windows matter more. Ask yourself whether the space actually feels light and bright, and if it doesn’t, whether that can be fixed.

Then look for what’s been tidied up on its way to market. Patched render. Fresh mortar between the bricks — you can usually pick it by the colour discrepancy. And the smell of new paint, which is a dead giveaway.

The version you’re walking through is the polished version. It’s been painted, patched and staged. Your job is to work out what’s underneath it.

Take your time. Ask questions. Ask them again if you don’t get a straight answer.

Worst market in 30 years.

The number buyers give at the start of the process and the number they actually spend are almost never the same.

It's not the market forcing them. It's escalating commitment — the more emotionally invested you become, the harder it is to walk away even when the numbers stop making sense.

There's also a structural problem worth knowing about. The person advising you on whether to stretch your budget benefits financially when you do.

Sticking to a brief is a skill. It's easier when the person in your corner doesn't get paid more when you spend more.

There are two types. The first is paid by you — fully independent, legally obligated to act in your interest only.

The second charges you nothing. But they're being paid a commission by a developer or third party in the background.

Free advice has a price. You just don't see the invoice.
