Good to see the WA Govt finally passed the Help to Buy Scheme legislation for WA buyers before the end of the year. With the APRA changes to lending rules coming in on 1 February, making borrowing harder, the Help to Buy Scheme will provide another option for WA buyers—and not just first home buyers— to get into home ownership sooner. Thousands more Western Australians will now have access to affordable home ownership with the legislation enabling access to the Commonwealth Government’s Help to Buy scheme passing through the WA parliament.

Help to Buy will assist eligible low to middle-income earners to purchase a home with a contribution from the Australian Government of up to 40 per cent of the purchase price for new homes and 30 per cent for existing homes.

Help to Buy will complement existing Cook Labor Government initiatives to improve housing affordability, including Keystart’s new $210 million Urban Connect Shared Equity product.

Cotality Australia has released their August Home Value Index and despite the naysayers saying Perth was done at the beginning of the year, a month-on-month average increase of 1% (houses + units) has seen Perth dwellings grow by 6.5% so far this year. If we continue at this rate, we predict the Perth median (currently $831,921) will hit the one million mark by the end of 2026, helped along by the spring selling season which is just around the corner!

Great advice by reiwa.com on the importance of choosing a licensed and local buyer's agent who understands the Perth market. We'd like to see mutual recognition given only to operators who are now based in WA. Would you engage a plumber on the mutual recognition register who's not based here?! Didn't think so. We don't use sales agents based over east or overseas so why would you for a buyer's agent? 🤷🏼‍♂️

Buyer’s agents provide a valuable service. They act solely for the buyer, working to find the right property at the right price, reducing stress.

As expected, the Reserve Bank of Australia has cut interest rates by 0.25% today.

We're already seeing increased buyer activity from the start of the year so today's announcement will bring more buyers into the market and with improved buying capacity, pushing Perth home values higher for the foreseeable future. Buyers up to $600,000 will continue to see their options shrink and competition get tougher so get in as soon as you can!

At its meeting today, the Board decided to lower the cash rate target by 25 basis points to 3.85 per cent.
