Recent legislative changes introduce new restrictions on how Self-Managed Super Funds (SMSFs) can finance the purchase of residential property.

The key reform relates to new Limited Recourse Borrowing Arrangements (LRBAs). Under the new legislation, SMSFs will no longer be able to enter into new borrowing arrangements to acquire residential property. Existing qualifying arrangements are generally unaffected, and SMSFs may still purchase residential property using existing fund assets where permitted.

The good news is that many investment options remain available. SMSFs can continue to invest in:

โ€ข Residential property purchased using fund cash
โ€ข Commercial property
โ€ข Shares and Exchange Traded Funds (ETFs)
โ€ข Managed funds
โ€ข Term deposits and cash investments
โ€ข Other investments permitted under superannuation law
