Settlement day is approaching, but not everything is quite ready. What happens next?

Sometimes finance takes longer than expected, paperwork is outstanding, or one party needs more time.

In the NT, your settlement date is set out in your contract, and changing it isn't always as simple as agreeing to a new day. An extension may need to be agreed to formally, and there can be consequences if settlement doesn't happen as required.

If you think there could be a delay, speak with your conveyancer as early as possible. They'll help you understand your options and what needs to happen next.

Six years with Evi and we’re so grateful for every one of them 🎉🐷

Evi has been such a valued part of the Tschirpig team, bringing her efficiency, dedication and wonderful multitasking skills to everything she does for our team and clients.

A little email landed in our inbox this week reminding us that we’ve now been using Zoom for three years, and it got us thinking about just how much the way we work with our clients has changed.

As part of our move towards becoming more paperless, we introduced virtual appointments to give our clients more flexibility. Today, around 40% of our new business meets with us via Teams or Zoom. 💻🐷

If you’re buying property in the Northern Territory, you might come across an easement on the property title 🐷

An easement gives someone other than the property owner certain rights over part of the land. In the NT, these can include access or right of way, as well as utility easements for things like drainage, power and sewerage.

Why does it matter?

Because an easement can affect what you can do with part of your property. If you’re planning a new shed, pool, extension, landscaping or other work, you’ll want to know where any easements are and what rights they provide.

The good news is that easements are recorded on the Land Title, so they can be checked as part of looking into a property.

Another little conveyancing term worth knowing if you’re buying or selling in the Top End. 🐷
