This is one of the biggest misconceptions about Buyers Advocacy.

A strong negotiation strategy can absolutely improve a buyer’s position - but no ethical Buyers Advocate can guarantee an unrealistic discount, particularly when competing for a quality property in a strong market.

Good negotiation isn’t always about paying less. It’s about understanding:

• What the property is genuinely worth
• The seller’s motivation & expectations
• The level of competition from other buyers
• When to negotiate & when to move quickly
• Which price & terms could strengthen your position
• When the right decision is to walk away

You've been searching for months, so what's actually stopping you from buying?

You have your finance organised.
You're checking the portals every day.
Your weekends are disappearing into open homes.
But you still haven't purchased.

It might be time to ask:
• Does your budget actually match your brief?
• Are you too focused on one suburb?
• Are you waiting for the "perfect" property?
• Are you relying too heavily on price guides?
• Are you unsure what a property is really worth?
• Are you hesitating when it's time to make an offer?
• Or are you simply overwhelmed by the amount of information and conflicting advice?

Sometimes buyers don't need to search harder. They need a clearer strategy.

At JBBA, we help buyers understand what they can realistically achieve, identify the right opportunities and make informed decisions when it matters.

If you're finance-ready but finding the property search harder than expected, let's have a conversation.

Who was most accurate at guessing the sale prices? Just goes to show that you can't accurately predict a price from only looking at a photo - you need to dive deeper, which is what we call Due Diligence! 🙂

We’re not the opposition!
A great property transaction doesn’t need to be adversarial.
Sales Agents and Buyers Advocates represent different clients, but when both sides communicate well and respect each other’s roles, the process can be more efficient for everyone involved.
How can we work well together?
• Clear communication - keeping conversations direct, professional and transparent.
• Qualified buyers - understanding our clients’ finance, brief and position before entering negotiations.
• Efficient inspections – co-ordinating access and providing timely feedback.
• Stronger offers - presenting clear, considered offers with appropriate terms and conditions.
• Smoother negotiations - understanding what matters to both sides beyond price alone.
• Better transactions - helping keep communication moving from initial enquiry through to contract and settlement.
At JBBA, we value the relationships we’ve built with Sales Agents across SEQ.
We may sit on opposite sides of the transaction, but ultimately, we’re both working towards the same goal: bringing a committed buyer and seller together for a successful property transaction.
Different clients. Different responsibilities. One transaction.

The challenge with buying property from interstate isn’t finding opportunities - it’s understanding local value from a distance. That’s a very different proposition.

Every week, we assess properties for our clients that look great online and tick plenty of boxes - but further investigation reveals issues that aren’t immediately obvious.

These can include:

• Flood and overland flow considerations
• Compromised streets or positions
• Future infrastructure and development impacts
• Less desirable pockets within otherwise strong suburbs
• Noise, access or surrounding land-use issues
• Characteristics that could impact future resale

Just as importantly, we identify opportunities others may overlook because they don’t understand the nuances of Brisbane’s suburbs and micro-markets.

When we’re buying for our clients, finding a property is only the beginning.

We assess the location, the property, the risks, the value and its longer-term potential before recommending where our clients should invest their capital.

Because local knowledge isn’t simply about knowing where to buy. It’s knowing which property deserves your capital and which ones to walk away from.

We may both work in real estate, but we represent opposite sides of the transaction.

A Sales Agent is appointed by the seller. Their role is to represent the vendor’s interests and achieve the best possible price and terms for their property.

A Buyers Advocate is appointed by the buyer. Our role is to represent your best interests - helping you find the right property, assess its value, complete due diligence and negotiate the best possible outcome.

When you’re buying property, it’s important to understand who is actually sitting on your side of the table.

At JBBA, we work exclusively for the buyer.

Considering a property purchase? Let’s talk about how having professional representation on your side can change the buying experience.

5 Mistakes First Home Buyers Make

1. Starting the search too early

Get your finance, budget and buying strategy sorted before you start looking.

2. Getting stuck on one suburb

Widening your search can uncover better value and more opportunities.

3. Trusting the price guide

The guide isn’t always market value. Do your research and understand comparable sales.

4. Letting FOMO take over

Don’t let competition push you beyond your budget or into the wrong property.

5. Looking for the perfect home

Know your must-haves, where you can compromise and focus on what matters most.

Buying your first home? Start with the right foundations.
