For context - This should have been one of the most straight forward smooth processes but it wasn't. The client went in with all their ducks in a row, pre-approval in hand, equity to support the new home purchase and they serviced the loan easily. Straightforward.
Unfortunately for my client, it was one of the most stressful settlements I've been part of in 20 years - even the bank was shocked about the antics that occurred from the Seller's end. We had a nasty Vendor's Solicitor who made everyone's life difficult from the moment contracts were signed AND the agent was pulling all sorts of tricks - including taking offers from other purchasers when we already had a valid contract in place.
Luckily for me, I had Stephen Henderson from First Call Conveyancing acting for my client and he was fully invested in the end goal SETTLEMENT. We pulled out all stops - stayed in constant contact, had zooms after hours with them and their family to reassure everyone of the process and steps ahead - basically whatever it took to reduce the stress and secure the end product. They have now been in their new home for over 10 months and left this blushing review and can confirm that the home was worth the stress. It's also gone up $50k in value which is great
