Same money. Very different Tuesday.

$1,030,000 in Fitzroy North gets you a two-bedroom cottage and a street park if you're quick. The same figure in Avondale Heights gets you three bedrooms, a garage and a backyard the dog actually uses.

We've run the same comparison across Keilor East, Ascot Vale and Essendon, and the pattern holds every time. Inner Melbourne sells you postcode and walkability. Out here you're buying square metres.

Neither one is the wrong answer. What surprises most buyers is that they've never seen the two options side by side before they commit to one of them. They've picked a suburb, then worked out what fits the budget, when it's usually more useful the other way around.

The trade is real. Further from the CBD, smaller strip, more driving. In exchange: a spare room, off-street parking, and a mortgage that doesn't quietly dictate every other decision for the next decade.

Strathmore does something most suburbs can't pull off.

It has the village feel of a small country town, the schools people move suburbs for, and a train that has you in the CBD before your coffee goes cold.

Napier Street is where you feel it first. Locals reading the paper outside the cafe, kids on scooters, the same faces every Saturday morning. Winter buyers are usually fewer in number, but they are easily the most serious people in the market. They walk in hunting for condensation, dark corners, and signs of damp.
