π¨ Buying a property? Donβt make these 3 costly mistakes.
Buying a home is exciting. But the transaction can get complicated FAST.
1. Moving in on settlement day π¦
If settlement is delayed and your removalists are already waiting, you could be left with nowhere to go.
π Avoid it: If you can, plan your move for around a week after settlement. Give yourself some breathing room.
2. Leaving your contract review until the last minute π
Found your dream home on Monday and auction is Saturday? Donβt call your conveyancer at 4pm Friday and expect a leisurely review. π
π Avoid it: Engage your conveyancer at least 2 business days before you intend to make an offer or bid. Your biggest investment deserves more than a rushed review.
3. Assuming your transaction will be βstraightforwardβ π‘
It might start that way⦠until finance is delayed, the other party isn't ready, or your pre-settlement inspection uncovers an issue. A cheap conveyancer is NOT going to save you.
π Avoid it: Choose a conveyancer who can help you navigate the transaction when things don't go to plan, not just when everything is easy.
Because conveyancing isn't just about getting you to settlement.
Itβs about having someone in your corner when things get complicated.
