If you're selling and think your buyer pool might include someone from overseas, this is worth knowing.

The federal ban on foreign persons buying established homes in Australia has just been extended; it now runs until 30 June 2029, beyond its original end date.

This means most foreign buyers (including temporary residents) still can't purchase an existing home in Australia.

They're generally limited to new builds, off-the-plan properties, and vacant land, with only limited exceptions.

It doesn't stop a sale from happening, but it can affect who's eligible to buy - and what approvals they need before signing.

There's never a shortage of headlines predicting what's next for the property market.

👀 One day it's booming, the next it's cooling off.

While no one can predict the future with certainty, there's little doubt the market has softened since the Federal Government's June budget introduced sweeping tax reforms affecting residential property investment.

We've seen many investors adopt a wait-and-see approach while they work out what the new rules mean for them.

Combine that with rising holding costs and general economic uncertainty, and it's no surprise conditions have shifted. National auction clearance rates fell below 50% in July, which tells its own story.

We're now seeing the average time on market in Queensland jumping from 24 days in March to 46 days in June.

Spring officially kicks off the busiest property season of the year across Queensland and New South Wales (typically).

But after a much more measured start to the year, (thanks to recent 'rate bites' and global economic uncertainty) what can we expect from the season known for new beginnings..?

While we lack a crystal ball, we're seeing less rushing and more caution, with opportunity for those who are well prepared.

Consumer confidence is improving. The Westpac-Melbourne Institute Consumer Sentiment Index rose 4.1% month on month, and the 'time to buy a dwelling' index rose 5.3%.

Though both remain well below long-run averages.

Buyers are entering the market cautious, price sensitive, and better informed.

The timing of your settlement funds depends on how your property settles.

If the settlement is done electronically, you can usually expect your funds within a few hours. For manual (paper) settlements, it typically takes around 3 business days.

We prefer to settle electronically as it ensures faster access to your funds. However, if the buyer’s lawyer or conveyancer isn’t able to settle electronically, then a manual settlement may be required.

→ Have your ID ready when you engage us
→ Expect a few extra questions early on
