🏡 Update: Smart Rental Bonds Now Available Across NSW

Earlier this year, we shared an article about the NSW Government's Smart Rental Bonds initiative and noted that the scheme was being gradually rolled out in selected areas.

The Smart Rental Bonds scheme is now available across New South Wales, allowing eligible tenants to transfer an existing rental bond to a new tenancy through their Rental Bonds Online account. The scheme is designed to help reduce the upfront cost of moving by removing the need for some tenants to pay a second bond before their previous bond is released.

While a $25 administration and processing fee applies, the scheme may provide valuable cost-of-living relief for tenants moving between rental properties. Importantly, there is no change to the security available to landlords, with existing bond claim and dispute processes remaining in place.

Testamentary Trusts: No Need to Panic, But Watch This Space 👀

The Federal Government's proposed trust tax reforms continue to evolve, and there is encouraging news for families with testamentary trust wills.

While the current draft legislation preserves the exemption for testamentary trusts, some uncertainty remains around how the new rules may ultimately operate.

At this stage, there is no need to rush into changing your Will. However, it is important to stay informed as the legislation progresses through Parliament.

🏡 NSW Property Update: Smart Rental Bonds Now Available

Moving rental properties can be costly, particularly when a new bond is required before a previous bond has been refunded.

The NSW Government has started rolling out Smart Rental Bonds, a new optional scheme that can help eligible tenants transfer their existing bond when moving to a new rental property. This may reduce the need to pay a second bond upfront, although the scheme is currently only available in selected postcode areas and is being introduced gradually across NSW.

If your postcode isn't currently included, you can register your interest and be notified as the rollout expands to additional locations.

As the scheme becomes more widely available, it's important for both landlords and tenants to understand how it works and whether it may apply to their circumstances.
