🎄 100 Days Until Christmas! 🎄

Did you know there are only 100 days until Christmas?

For anyone thinking about buying or selling property, this date is more important than you might realise. A 90-day settlement from this Friday falls on 17 December 2026, which is likely to be one of the best final practical settlement dates before the Christmas and New Year shutdown period.

If you’re currently negotiating contract terms, it’s worth keeping this timeframe in mind. Settlement dates can have a big impact on moving plans, finance arrangements and ensuring everything is finalised before the holidays.

Now that we have settled back into routine, it is time to countdown to the next public holidays. Good Friday is 46 days away - that's just a little over 6 weeks from today!

Easter will be here before we know it — which means a couple of shorter weeks, bank closures and a few moving parts if you’re exchanging or settling around that time. Hopefully it also means family, holidays and happy days!

If you’re planning to buy or sell before the long weekend, now’s the time to get your contract reviewed or drafted so there are no last-minute surprises (other than chocolate overload 😉).

The First Home Buyer Assistance Scheme which currently has a limit for benefits at $800,000 is being increased to $1,000,000. This provides buyers with a complete exemption from payment of duty for property costing up to $800,000 and a concession on the duty payable for properties between $800,000 and $1,000,000.

For vacant land the threshold if exemption up to $350,000 and concession between $350,000 and $450,000

The First Home Choice Scheme where you could elect to pay an annual land tax, which was introduced only recently by the previous government, has been scrapped.

A buyer is not eligible if they cancel a contract dated before 1 July to re-enter the contract to buy the same property. The new legislation specifically mentions replacement contracts for the same property.

The other big change is that buyers will have a requirement to reside at the property for 12 months rather than 6 months as their own residence. This needs to commence within the first 12 months. There are exemptions for Defence Personnel.
