🏡 No two properties are the same, and neither are their contracts.

While contracts might look similar at first glance, the special conditions, easements, restrictions, inclusions and other terms can vary significantly from one property to the next.

Those differences matter, and they can affect your rights, responsibilities and ultimately your purchase.

Before you get caught up in the excitement of buying your new home, make sure you know exactly what you’re signing. ✍️

A contract review can help identify potential issues before they become your problem.

Buying an Apartment or Townhouse in NSW? 🏢🔑

Found the perfect strata property?

Before you sign the contract, there’s more to consider than the apartment itself.

When you buy into a strata scheme, you’re also buying into the financial and legal affairs of the owners corporation, and recent changes to NSW strata laws mean there may be even more information for buyers to consider.

From upcoming repairs and capital works funds to special levies, meeting minutes, by-laws and building issues, understanding the health of the strata scheme can be just as important as inspecting the property itself. 🔍

🐶 Planning to have a pet?
🔨 Want to renovate?
🚗 Relying on a particular parking space?
💰 Worried about unexpected special levies?

These are all things worth investigating before you commit.

Most people don't realise their Will is only one piece of the puzzle.

There's so much happening behind the scenes of every property settlement.

A successful settlement doesn't just depend on the buyer and seller. It relies on banks, mortgage brokers, councils, real estate agents, solicitors and other parties all completing their part on time.

Sometimes, the only thing holding up progress is a document we're still waiting to receive.

While you're organising removalists, packing boxes and planning your next chapter, we're chasing updates, following up outstanding documents, coordinating with everyone involved and keeping your matter moving towards settlement.

Not every delay is avoidable.

But proactive communication can make all the difference.

You may not always see the work happening—but it's happening every day to help get you to settlement as smoothly as possible.

A lot happens behind the scenes before settlement day.

Contract review, title searches, adjustments, documents, PEXA, deadlines and details.

It's not as glamorous as TV makes it look, but it's the attention to the little things that protects you.

We handle the fine print so you can move forward with confidence.

Bought or Sold Property Before? Your Next Conveyancing Transaction Might Feel a Little Different. 🏡📄

You may be asked for more identification, more information about your transaction, or documents you were not asked to provide last time.

And you might be wondering, “You’ve acted for me before. Why do you need all of this?”

The answer is simple. The rules have changed.

From 1 July 2026, changes to Australia’s Anti-Money Laundering and Counter-Terrorism Financing regime introduced new obligations for certain services provided by lawyers, conveyancers and other professionals.

For clients, this can mean some additional checks around:

🪪 Your identity
🏢 Companies and trusts involved
🏡 The purpose of the transaction
💰 Where funds are coming from
📄 Additional supporting documents

For most people, it simply means a little more information and paperwork as part of the conveyancing process.

Providing requested documents early can help us complete the necessary checks and keep your transaction moving smoothly.

Save this checklist for when you're ready to buy.

Before signing a contract, take the time to make sure you've ticked off the important steps. Having your finance approved, completing your building and pest inspections, and having the contract reviewed can help you avoid unexpected issues down the track.

A contract review isn't just another box to tick, it can identify legal risks, explain your obligations and give you the confidence to move forward.

Buying property should be exciting, not uncertain.

If you're ready to take the next step, we're here to help.
