Spring is traditionally one of the busier times of year for property sales, and preparation before listing makes a real difference to how smoothly a sale runs.

Since August 2025, Queensland sellers have had to give buyers a seller disclosure statement (Form 2) and the required certificates before the contract is signed. Title details, rates information, body corporate records where they apply, and pool safety and smoke alarm compliance are all worth having in order early.

Getting this right at the start protects the sale later on, as an incomplete or incorrect disclosure can give a buyer the right to terminate.

Many short-term commercial leases in Queensland are prepared on the REIQ and QLS standard form. The form itself is familiar, but the schedule and special conditions are where each lease differs: rent reviews, outgoings, option periods, and whether a personal guarantee is required.

A guarantee can make a director personally responsible for the tenant's obligations under the lease, so it's worth understanding before you sign.

Fixed fees were one of the first decisions made when QC Law was founded, and they're still one of the things we're asked about most.

The reasoning was simple. Most of our clients come to us during one of the bigger transactions of their lives. Buying a home, starting or selling a business or planning their estate. The last thing they need is uncertainty about what the legal work is going to cost on top of everything else they're managing.
