Sydney auction activity bounced back following last week’s long weekend, with 653 auctions held last week, compared with just 304 the week prior.

However, the preliminary clearance rate slipped to 52.9%, down from 55.7% over the long weekend and 53.6% in the week before that.

With spring listings now building, buyers have more choice — and we're not yet seeing clearance rates strengthen alongside the increase in supply.

The coming weeks will be important as we move through the heart of the spring selling season. Will buyer demand keep pace as more properties come to market?

Sydney's auction market was considerably quieter over the long weekend, with just 304 auctions held and a preliminary clearance rate of 55.7%.

The lower auction volume was expected given the public holiday weekend, so it's the clearance rate that's more interesting. It has improved from 53.6% last week, despite the uncertainty we've seen around interest rates and buyer confidence.

The next few weeks should give us a much clearer indication of how the spring market is really performing as auction volumes build again.

For sellers, buyers remain selective, so getting the preparation, pricing and sales strategy right from the outset continues to matter.
