Pre-settlement inspections are essential for homebuyers, ensuring the property remains in the same condition as at the date of sale before finalising the purchase. Typically conducted within seven days before settlement, this inspection helps buyers confirm that all fixtures, fittings, and agreed inclusions are intact while identifying any new damage or issues.

Key things to check:
✔️ Overall property condition
✔️ Fixtures, fittings & agreed inclusions
✔️ Electrical, plumbing & security systems
✔️ Cleanliness & vacant possession
✔️ Any contractually required repairs

If problems arise, buyers should notify their conveyancer and real estate agent immediately to arrange repairs, compensation, or settlement adjustments. Conducting this inspection ensures a smooth handover and protects against unexpected costs.

On 21 October 2024, the Victorian Government introduced a temporary off-the-plan land transfer (stamp) duty concession, set to benefit a wider range of buyers, including investors and companies. Contracts signed on or after 21 October 2024 and before 21 October 2025 will qualify.

What’s the Benefit?
This concession allows buyers to deduct construction costs incurred after the contract date from the dutiable value of the property, meaning significant savings on stamp duty!

Who’s Eligible?

Purchasers of off-the-plan apartments or townhouses in strata subdivisions with common property (e.g., shared driveways).

Includes investors, companies, and trusts—no need to meet owner-occupier or first-home buyer requirements.

🌟 Did You Know? 🌟

If you're an international student in Australia, your student visa gives you working rights! Here's what you should know:

🔹 Work Hours: You can work up to 48 hours per fortnight while your course is in session. During breaks, there's no limit to your working hours!

🔹 Workplace Rights: As a worker in Australia, you’re entitled to fair pay, safe working conditions, and protection against exploitation, just like any other employee.

🔹 Tax File Number (TFN): Make sure to apply for a TFN to avoid paying higher tax rates.

🔹 Stay Informed: Always check your visa conditions to ensure you're meeting the requirements. Overstepping your work hours could affect your visa.

At Ebra Partners, we’re here to support your compliance with Australian laws while you focus on your studies and career goals.
