5,000 electronic settlements and counting πŸ‘πŸ“ πŸ”‘

During May 2026, Glenferrie Conveyancing passed a milestone for a smaller conveyancing firm – it conducted its 5,000th electronic settlement on the PEXA platform.

Glenferrie Conveyancing settled its first matter electronically in August 2015, at that time almost all conveyances were being settled at in-person meetings of the parties, with the exchange of paper documents and bank cheques.

Electronic conveyancing has been compulsory for Victorian property settlements since October 2018 for almost all matters, but there are still a few rare exceptions when we have to revert to a β€œpaper settlement”.

What is Severance of a Joint Tenancy? πŸ‘πŸ“ πŸ”‘

A joint tenancy may be severed by the unilateral action of a one of the joint proprietors of a parcel of land without the consent or the co-operation of the other joint proprietor(s).

Such a joint proprietor may only transfer a part interest proportional to what they hold. For example, one of two joint proprietors may only transfer a half share and one of three joint proprietors may only transfer a third share.

The transfer does not need to be assessed for payment of duty by the State Revenue Office
