Thanks to electronic settlement platforms like PEXA, funds and property documents can now be processed electronically, without the old-school exchange of bank cheques and paperwork.

And while weā€™re busy making sure everything happens behind the scenes, youā€™re busy planning where the couch is going.

Settlement day used to involve a whole lot more running around, waiting, paperwork and crossed fingers

Now, technology might be very different, but the goal is still the sameā€¦ Get you settled, get you the keys, and get you into your new home.

Although weā€™re VERY happy to leave the bank cheques in the past. šŸ˜…

Australiaā€™s new anti-money laundering rules mean your conveyancer may need to ask a few more personal questions when youā€™re buying or selling property.

Awkward? Sometimes. Necessary? Absolutely.

And no, we donā€™t automatically think youā€™re doing anything dodgy.

So settlement is in a few hoursā€¦ and the seller is still very much living in your new house. šŸ˜³

This is exactly why the pre-settlement inspection isnā€™t just your chance to excitedly measure where the couch is going.

Itā€™s a final check that the property is ready to be handed over as agreed.

And if something isnā€™t right? Call us before settlement. Not after youā€™ve got the keys.

Plot twist: the bank doesnā€™t care what you offered. šŸ˜¬

If you agree to pay $900,000 but the bank values the property at $820,000, that $80k gap can suddenly become your problem to solve.
More cash? Different finance? Renegotiate? Walk away?

Your options depend on your contract and circumstancesā€¦ which is exactly why the conditions you agree to before signing matter.

Think AML checks are just another annoying box to tick?

Theyā€™re now part of the property processā€¦. and pushing back doesnā€™t make them disappear.

Agents, conveyancers and law firms have obligations theyā€™re required to follow, so those extra questions arenā€™t us being nosy for the sake of it.

Moral of the story: do the checks. Make the offer. Buy the house.

If buying a property feels surprisingly smoothā€¦ thatā€™s usually not an accident.

Thereā€™s a LOT happening between ā€œcontract signedā€ and ā€œhere are your keysā€ā€¦ most of which youā€™ll hopefully never have to worry about.

Thatā€™s kind of the point.
