From 1 July, buying and selling property is going to involve a few more questions.
Questions like.. "Can you show us where your funds came from?" or "Can you provide additional identification?"

And before you panic...No, it doesn't mean you've done anything wrong.

New laws are coming into effect that will require conveyancers, lawyers and other property professionals to carry out additional checks as part of the buying and selling process.

For most people, it simply means a little more paperwork and a few more questions at the start.
The buyers and sellers who have the smoothest experience will be the ones who are prepared early and provide information promptly.

Over the next few weeks, I'll be breaking down exactly what these changes mean and what you'll need to have ready.

One of the biggest surprises for buyers is just how much property runs on deadlines. And sometimes, a single day can make a difference.

The biggest contract issues I see aren't hidden in legal jargon. They're usually hiding in plain sight.

A pool. A new deck. A short settlement. A missing condition.

None of these automatically mean "don't buy it." But they do mean "ask more questions."

The buyers who feel calm during the process aren't luckier, they're just better prepared.

Most buyers read property listings dreaming about where they'll put the couch.

I read them looking for clues.

Words like "versatile space", "converted garage" or "recently renovated" aren't red flags.… But they are invitations to ask more questions!

And that's completely normal.

Five weeks ago I broke my ankle. And if I’m honest, I’m someone who likes movement.

I like plans. Progress. Momentum. Going. Doing. So being forced to slow down has been uncomfortable.

But while panning over this painting I drew from a note I received at the retreat, I realised something. Maybe dancing isn’t always movement. Maybe sometimes dancing is adapting. Maybe dreaming isn’t always chasing the next thing. Maybe sometimes it’s protecting the joy in the middle of the messy parts.

And maybe sprinkling confetti everywhere you go isn’t about showing up loudly.

Maybe it’s about still bringing light, even when life asks you to move differently for a while.

For anyone reading this who feels like life has forced them to slow down lately… You’re still moving. It might just look different right now.

One of the biggest misconceptions buyers have is thinking “the deposit” means one thing.

It doesn’t.

The deposit attached to your contract and the deposit your bank wants to see are often two completely different conversations… and confusing the two can create unnecessary stress very quickly.

One is about securing the property.

The other is about your lending position.

And understanding the difference early can completely change how confident you feel going into a purchase.

This is why getting advice before you sign matters so much.

Small misunderstandings in property can become very expensive assumptions later.
