Unemployment just hit 4.5%. Everyoneโ€™s about to tell you to wait for the rate cut.

Unemployment 4.5% in July. Wage growth 3.2% for the June quarter. The RBA held at 4.35% on 11 August. Not one of those is your number.

This is: a single on average wages can borrow about $35,400 less than in January. A couple, around $70,700. The cut youโ€™re waiting for is smaller than the capacity youโ€™ve already lost.

Meanwhile 48.9% of auctions are selling, against 67.1% a year ago. Half the countryโ€™s vendors are failing in public while buyers sit out waiting for a cut that may not come. The best negotiating conditions since 2022 are going unused.

One number decides whether you buy this year, and it isnโ€™t the cash rate. Itโ€™s the number you can hold - not what a bank will approve, but what you can still service if a rate moves or an income stops. That doesnโ€™t come from the news. It comes from your own figures, read properly, once.

Youโ€™ve got to look through it - and look back at how hard these markets ran to get here. Corrections donโ€™t erase cycles. And little signs of stabilisation are already starting to show.๐Ÿ“Š

The catch? Human nature says bunker down and wait for the bottom. But as Geoff puts it:

But thereโ€™s one hand on the clock that matters more than your city: your price bracket. Over three months the upper quartile fell 3.2% nationally while the lower quartile rose 0.3%. Sydneyโ€™s top end and Sydneyโ€™s entry level are on different clocks inside the same postcode.

And hereโ€™s what the clock canโ€™t tell you - whether you can hold the loan through the next turn. People who buy well at the bottom and canโ€™t service it at the top donโ€™t get the recovery. They get the forced sale.
