Markets change. Knowing the streets matters.

If selling in Inglewood is on your horizon, let’s talk before you’re ready to list.

I’ve worked through markets like this before.

When the market slows, the difference between a great result and an average one is rarely the market itself.

It’s how your property is prepared, positioned and represented.

My role isn’t simply to sell your home. It’s to protect the value you’ve spent years building.

If selling is on your horizon, let’s have a conversation before your property goes on the market—not after.

Most people don’t lose on price.

They lose on timing, clarity, and not knowing what they didn’t know.

Kevin first came to me when buying his first home. Later, he came back when it was time to invest.

That’s not luck.

That’s what happens when the advice is right the first time.

Whether you’re selling, buying, or figuring out what comes next, the responsibility remains the same:

Protect your position.

Cut through the noise.

And make sure you’re on the right track before you charge down the wrong one.

Thank you Kevin for your trust across both journeys.

Selling your home is the transaction.

Protecting its value is my responsibility.

Most sellers focus on the campaign.

I focus on the decisions that influence the outcome long before a property reaches the market.

Pricing.

Positioning.

Presentation.

Negotiation.

Timing.

These are the factors that often determine whether a seller simply sells, or achieves the strongest possible result.

If you’re considering selling in the coming months, or simply want a clearer understanding of your options, I welcome a confidential conversation.

Market Realities Series — 02

One of the biggest misconceptions in real estate is that the highest offer is automatically the best offer.

Sometimes the buyer offering the most money can also carry the most risk.

Finance uncertainty.
Complex conditions.
Settlement pressure.
Timing issues.

A strong offer is not simply about price.

It’s about certainty — and understanding the buyer behind the contract.

Their motivation.
Their financial position.
Their emotional commitment to the property.
And their ability to complete the sale cleanly.

This is where experience and judgement matter.

Because protecting a seller is not simply about chasing the highest number.

It’s about protecting the overall outcome.

Most sellers never find out what their sale actually cost them.

Market Realities Series — 04

The settlement completed.

Everything looked successful.

What they rarely see is what happened behind it.

The buyer who may have stretched further.

The competing buyer who was never fully engaged, leaving valuable negotiating leverage on the table.

The contract condition that didn’t need to be accepted.

The leverage that was given away before it needed to be.

The opportunity that passed without being recognised.

In a strong market, many of these mistakes remain hidden.

The sold sticker still goes up.

The property still sells.

The seller still moves on.

What disappears is the ability to know whether more could have been achieved, whether risk could have been reduced, or whether a stronger position could have been protected.

Many of the decisions that shape an outcome happen away from the spotlight.

In conversations, negotiations and moments where the seller isn’t present.

That is why experience matters.

Not when everything goes smoothly.

When judgement is required.

Most owners simply assume the result they achieved was the best result available.

The reality is most owners may never know.

Market Realities Series — 03

Strong markets hide weak agents.

In strong markets, weak service can still produce acceptable results.

That makes it difficult for sellers to separate market momentum from actual agent skill.

Overcommitted agents.
Buyer conversations delegated elsewhere.
Very little time spent properly understanding the people making offers.

Most sellers never realise how much this can quietly affect the final outcome.

Because the difference between a good result and a stronger result is often found in the quieter conversations that happen before the contract is signed.

When those conversations are rushed, delegated or disconnected from the agent representing the seller, negotiating advantage is quietly lost.

Most sellers only discover the difference when the market stops doing the heavy lifting.

“The Perth market has become very good at making weak agents look experienced.”

After nearly 30 years in real estate, I believe many sellers are increasingly judging agents on visibility rather than judgement.

In strong markets, almost every campaign can appear successful.

But the skills that actually protect sellers are often quieter:
negotiation, restraint, emotional control, integrity and experience under pressure.

The loudest agent is not always the safest choice.

The appraisal is not really about price.

It’s about character.

Some sellers discover positioning too late.

By the time a home is “on the market,”
the outcome is often already constrained.

That’s why some properties perform differently —
long before a price is discussed.

Calm advice. Disciplined process. Long-term outcomes.

In a market like Perth, perspective comes first — before price, timing, or momentum.

That’s what allows decisions to be made without pressure, and value to be protected properly.
