A defect limit is a contract condition that allows a buyer to cancel the purchase if a building inspection finds major problems with the property. Be sure to set the amount at a level you are comfortable with, as it must be exceeded before you can rescind or renegotiate. Watch out for contracts that have this figure pre-populated by the agent/vendor.
