And while exploring the streets lined with traditional semi-detached and terraced houses, we couldn't help but think about duplexes back home in Queensland.

🏡 Single-title duplex (dual occupancy) – Two dwellings on one parcel of land, generally owned and sold together.

🏡 Two-lot community titles scheme – Two separately titled lots within a community titles scheme, allowing each property to be individually owned and sold.

🎵 Help! I need somebody… to explain the body corporate!

Here's something buyers don't always realise.

Even with just two lots, a community titles scheme still has a body corporate!

Some eligible schemes operate under the Specified Two-Lot Schemes Module, which provides simpler management arrangements.

But there's still plenty to consider:

🔑 Building insurance and shared costs

🔑 Maintenance and common property

🔑 Lot boundaries and shared walls

🔑 Body corporate obligations and applicable by-laws

🥃🏴󠁧󠁢󠁳󠁣󠁴󠁿 A Conveyancer Abroad – Wh**ky, Water & Property Rights!

Yesterday we stopped at the Dalwhinnie Distillery in the beautiful Scottish Highlands, and I discovered a fascinating connection to conveyancing back home!

💧 The distillery uses millions of litres of water from the local area to produce its famous wh**ky.

But here's the interesting part!

While the distillery owns land surrounding the loch, the loch itself belongs to a local family, who allow the distillery to use its water in exchange for wh**ky! 🥃

We even saw a letter from 2007 documenting the arrangement, with 12 cases of wh**ky provided in exchange for a year's rent!

Naturally, this got my conveyancing brain thinking about water allocations in Queensland! 😂

When purchasing rural property in Queensland, access to water doesn't necessarily mean you own the rights to use it.

Water allocations can be separate from land ownership, and it's important to establish what water rights, licences or agreements are actually included in a property transaction.

It's a great reminder that owning the land doesn't always mean owning the rights to everything associated with it!

And while we don't generally see water rights being exchanged for wh**ky in Queensland, it certainly makes for an interesting property agreement! 😂🥃

Today, we're standing on the shores of the legendary Loch Ness in the Scottish Highlands, keeping an eye out for Nessie! 👀

Did you know that Loch Ness is around 230 metres deep, and despite decades of exploration, its murky waters still hold plenty of mysteries? 🔍

And that got us thinking… property transactions can be a little like Loch Ness. What lies beneath the surface isn't always obvious! 🏡

🏰🏴󠁧󠁢󠁳󠁣󠁴󠁿 A Conveyancer Abroad | Edinburgh, Scotland!

From cobblestone streets to centuries-old castles, Edinburgh is absolutely bursting with history, and of course, I couldn't resist looking at it through a conveyancer's eyes! 👀🏡

⚖️ Did you know? Scotland has its own legal system, separate from England and Wales, and its property transactions are quite different from what we're used to in Queensland!

In Scotland, property transactions are generally handled by solicitors, and once the formal written offers and acceptances (known as missives) are concluded, the contract becomes legally binding.

Unlike Queensland, where buyers generally have a statutory cooling-off period for residential property contracts, Scotland doesn't have an equivalent general cooling-off right.

And here's something fascinating — Scotland has one of the oldest systems of recording property rights in the world, with its Register of Sasines dating back to 1617! 📜

Walking through Edinburgh, surrounded by buildings that have stood for hundreds of years, really brings home just how much history is tied up in land and property ownership.

Different countries, different processes, but the same goal — helping people navigate one of life's biggest transactions! 🏡❤️
