Let us talk evidence - for anything and everything.

You need to be able to prove who you are when you buy or sell a property, this means documents in your names, ALL your names and all of them should be on all of your documents. Sometimes people have one set of names on their passport and another on their title. You will be asked to submit a stat dec or affidavit to rectify the details for the record. The whole lot should be matchy-matchy in order for actions to proceed, such as registration of land.

Likewise, source documents are important. If you have a claim of some sorts (family law or workers comp or anything that follows a process), the original documents must be able to be produced, i.e. medical records, marriage certificate, application forms, invoices, receipts, etc. Sometimes people like to make a little list of what happened and when or even use AI to help them get their ducks in a row. That is cute and provides a nice summary, but the court does not think that is evidence and your solicitor must go through it all anyway to maker sure every detail is matchy-matchy.

Do not throw stuff out if you have a lingering issue in your life - letters, text messages, photos. If you do not want to keep it on your phone, then upload it to the cloud. There is storage galore and it will give you the opportunity to produce it.

Here is a very important tip:

Know where the ORIGINAL title to your house/block of land/unit/ holiday home is. Believe me, when selling, you are going to need it. And it will cost you to get a new one issued.
