Who said the property market was down?

Last Saturday we acted as in the sale of a property in Hatter Street, Oakleigh where agents and owners expectations were greatly exceeded.

A perfect scenario with five bidders going hammer and tongs with some bids as low as $500, but victory came to one lucky bidder who kept perservering!

This resulted in four very unhappy bidders who are still looking in a market with not much stock.

Supply and demand.

Final price was over 1.4 million!

Seller happy, Buyer happy, Agent happy, Brian Capp and Andrew Sutherland are happy and everybody is happy! 😃

Andrew Sutherland and I were thrilled for our clients who recently had an extremely successful auction. With a quote range of $1.4-$1.5 million, they surpassed their expectations with a winning bid of $1,605,000.

On Auction day the bidding process started off slowly however, it gained momentum and by the end four bidders were actively participating.

As Vendor Advocates our service includes guiding you through the entire process of selling you home.

In this case the property required a make over including removal of 60 years of clutter, a revamped garden and a thorough clean.

Congratulations to these two brothers! It was a fantastic outcome for all!

Great to hear of someone who agrees with me about the supply and demand factor and its effect on property prices.

Anissa Cavallo of EDA Property wrote a great article in The Weekend Australian regarding the property supply and demand factor in relation to prices and capital gain.

We have an explosion in the numbers of people coming to live in Victoria.

The State Government says we need 80,000 plus dwellings per year to accommodate the influx of residents. Currenntly about 50,000 are being built.

To build 80,000 we need a huge increase in trades and materials supply.

Where does the Government think that those essentials will come for? Their Big Build projects are soaking up labour and materials supply , so to build 80,000 new dwellings a year will be impossible.

Now is a great time to invest in property if you seek long term capital gain with income along the way.

A Piece of History Sells in Oakleigh South After 50 Years!

In the last 4 years many investors and owners bought property in the regions. Now some are regretting this decision.

Classic was the investor who thought regional with the higher cash returns on offer, were the go. Buying at lower prices than the city was attractive.

Well the returns may be higher but the capital gain is less. Suits some but the main reason for buying an investment property is long term capital gain.
