It's listed at $750k.
You rush to inspect—then it sells for $900k.

Sound familiar? That’s underquoting.

In NSW, it's illegal for agents to advertise a home below the seller’s true expectations.

But it still happens.
And it catches buyers off guard, every weekend.

✅ Agents must give a price guide based on evidence
✅ They can't say “offers over” if the guide is fixed

If a property is underquoted, report it to NSW Fair Trading.
And always do your own research before making an offer.

The price tag on the listing isn’t always the full story.

Certain legal loopholes could allow you to back out of a property deal—without losing your deposit. Buyers often sign contracts without fully understanding their rights, but in some cases, you may have a way out.

🚪 Cooling-Off Period – In NSW, buyers get a 5-day cooling-off period (unless waived) to exit a contract, though a small penalty applies.
📑 Contract Conditions – Clauses like subject to finance or building inspections can protect you if issues arise.
🚩 Misrepresentation or Undisclosed Issues – If the seller failed to disclose defects or misled you, you may have legal grounds to withdraw.
⏳ Delays in Settlement – If the seller doesn’t meet key deadlines, you might be able to terminate the contract.

Buying a property is exciting, but skipping a thorough pre-settlement inspection could leave you with unexpected repairs, hidden damage, or contract breaches. Many buyers assume the property will be in the same condition as when they signed the contract—but that’s not always the case. From missing fixtures to unapproved renovations, what you don’t check now could cost you later.

A pre-settlement inspection ensures everything is as agreed before settlement. If there’s damage, appliances are missing, or the seller hasn’t met their obligations, you still have time to demand fixes or negotiate compensation. Once settlement happens, those problems become yours—and so does the financial burden. Don’t take the risk. Get legal advice before finalising your purchase.
