Fake Spring, is that you? 🌷

Jabs at Canberra’s weather aside, in our Sunday newsletter this week, I’ll take you on a hyper-local tour of the property market in 2026; where we’ve been, what’s happening on the ground right now, and what buyers can expect from the weeks and months ahead.

Don’t miss this one - your Christmas pressie might very well be arriving early this year, if you’re hoping for a new set of house keys, that is.

Join via our website if you’re not getting our Sunday emails already. Pour yourself a cuppa, settle in, and I’ll see you in your inbox. ā˜•ļø

Trust is at the core of everything we do. And it’s our theme for our Sunday newsletter tomorrow morning.

In an industry where ethics and trust are often scoffed at, I’d love to share a story with you to illustrate how our approach differs. How we do things here at Capital Buyers HQ, and why we spend more time talking buyers out of love and off the ledge of bad decisions more than anything else. It’s the homes we don’t buy for you that help us sleep at night.

Join our newsletter, and I’ll be in your inbox on Sunday morning ā˜•ļø

Ps. How beautiful is this spiral staircase behind me!?

Have you heard of REBAA? The Real Estate Buyer's Agents Association of Australia - it's quite a mouthful!

This national body has strict membership requirements, and in a niche industry that is completely unregulated, looking for this membership matters to you as a consumer.

āœ… Buyers agents who are licenced (don’t laugh, you’d be amazed how many are completely unlicensed)

āœ… BA’s who hold appropriate insurance (with many volume-chasing agencies going bust, this matters to you as a customer. Professional advice needs safeguards for you, the client)

āœ… BA’s who abide by a Code of Conduct (professional standards in an industry renown for loose boundaries, to say the least)

āœ… BA’s who don’t sell property (many are getting paid on both sides of the fence, and this only muddies the waters for you when you’re trying to place trust in the advice you’re receiving)

āœ… BA’s who are experienced (as the industry grows, you want to ensure your adviser has runs on the board and isn’t learning on the job with you as their guinea pig)

With members across the entire country, looking for a REBAA member is the first point of call if you are choosing a BA.

Tomorrow I’ll be joining my fellow REBAA members to attend my 11th annual conference. And I can’t wait to see my peeps, and learn from others who also strive for high calibre advice.

What do we mean when we talk about ā€˜A-Grade’ property? šŸ” The term is often thrown around by buyer’s agents, but often the term ā€œA-Gradeā€ isn’t properly defined in a useful, relateable way.

With so many options on the market to choose from at the moment, buyers can feel a little spoiled for choice. And that, in itself, can present a different problem.

Is the property in front of you today good enough to warrant making a move?

Or are you actually better off waiting for something better yet to come?

This is the topic for our newsletter tomorrow morning. It’s a quandary that many buyers are working through right now, and a common question that we help our clients to navigate.

Want to know more? Join our weekly newsletter via our website, and I’ll dish up my insights and tips direct to your inbox, to help you sort the best from the rest. ✨

A huge, enormous, gigantic, massive and heartfelt THANK YOU to everyone who has supported us, worked with us, recommended us, and been there for us over the past 12 years. ✨

Yesterday marked our 12th birthday (hooray!!) 🄳 which is a beautiful milestone for a small but mighty business like ours.

While they’ve been plenty of awards and accolades to celebrate along way, it’s been the quiet wins and the private moments of celebration with our clients that most sustained us to reach this point. Buyers who placed their utmost trust and faith in our abilities to deliver for them. šŸ™

I know the statistics for small business are not wonderful for long-term survival, and in an industry where there are very (very) few female-operated agencies, we have chosen to lean into our differences, to serve our clients with everything we have, and to never stop learning and improving our craft.

A huge shout out first of all to Sarah, who has always given her all and has grown in such inspiring ways over the last five years. Winning the national award for Best Operational Support Person was a wonderful recognition of the skill and care that she brings to work, each and every day.
A shout out as well to our past staff, including the ever-capable Sabrina, who is now running her own highly successful small business and juggling her beautiful family in Sydney. šŸ‘šŸ‘šŸ‘

Thank you to all of our industry comrades, it’s all not always an easy industry to work in, but we’re so glad to walk the path alongside you.

My biggest thanks to our lovely clients because, without you, we wouldn’t have a business in the first place!

Thank you for being part of our journey.
šŸ”

Happy double long weekend! It truly is Winter here; if you’ve stayed put for the public holiday, this morning gave us a good preview of the chilly mornings ahead. I’m thankful the sun came out in time for me to thaw the ol’ fingers and hit record for you…

Are you getting our newsletters? Every Sunday, I’ll dish you up a juicy insight or hot property topic, direct to your inbox. Even the boring stuff gets a good sprinkle of the ā€˜Claire’ flavouring so rest assured, it’s far from being Yet Another Thing in your inbox.

Jump over to our website, click the banner and share your deets, because lately we’ve covered the ā€˜missing middle’ rezoning of our ā€˜burbs, how AI can help (and hinder) your property search, and tomorrow, it’s all about the new Anti Money Laundering and Counter Terrorism Financing legislation. Aka, ā€˜AML’ for short.

Now, I love a good acronym as much as the next Canberran, but some of these terms (such as PEP, or Politically Exposed Person) need further explaining. Especially for those working in the public sector, either here or on a posting overseas.

This AML legislation comes into force in just over three weeks’ time, so while there’s been much chatter amongst real estate agents and agency owners, I’ve not seen much in the way of buyer education. And as you know, we’re all about that.

So join me tomorrow, settle in with your Sunday morning cuppa, and I’ll step you through the what-why-when-where and how of these changes, to help you understand what’s relevant to you.

Have a lovely long weekend, and stay warm out there!

This week I’ve been on a flying visit through Melbourne for this year’s national real estate awards. One of those trips where it’s so fast, you get whiplash at the airport!

And it’s an incredible moment for us, as we’re stepping up this year as finalists in the Small Agency of the Year category. ✨
Meaning, from all real estate agencies across Australia, both sales and buyer’s agencies, we’re recognised as one of just 7 finalists for 2026. Super-duper proud of the work we do for our clients, and the relentless improvements that Sarah and I have strived to implement.

It was a beautiful night to come together, celebrate and connect, and support our good friends across the industry. Congratulations to all of the finalists and winners, it’s always an honour (this was our 6TH trip to the National awards - just wow) and a huge thanks to my wonderful friend Cate Bakos Property for joining me for the evening.

It’s been one of those days today and I’m coming to you a little bit later than usual! Nothing like juggling it all, and juggling it all at once, right?
Our newsletter tomorrow is a juicy one. If you, like me, are well and truly sick of hearing about the budget, well I’ve got a treat for you. We’re doing the budget but as only the Sunday newsletter style can.
I’ll see you in your inbox tomorrow morning!

Happy Mother’s Day for this Sunday!
We’ve had some very excited mums become homeowners today, and it’s been very special to share their joy and celebrate their success.

This week’s newsletter is very mum-themed. I hope it’s a timely and helpful one for you, as it’s packed with sage advice for this time of year. As an expert list-maker, I know my mum would’ve been proud as punch, and I can’t wait to share this very practical and timely piece with you.

Wishing all mums a beautiful day tomorrow, and as always, I’ll see you in your inbox with our Sunday newsletter. ā˜•ļø
