How long does the average settlement take from start to finish? 💭

Here is a simplified estimate:

👉 Deposit due - usually between 3 - 7 days from contract acceptance. It gets paid to the Real Estate Agent or seller's settlement agent/solicitor (if private sale) for them to hold in trust, until settlement.

👉 Finance approval due (if applicable) - typically allow 21-28 days for finance from contract acceptance. In most standard scenarios this should give the broker/banker sufficient time to process an application and provide a result

👉 Inspection Reports due - every contract is different however standard timeframes we see are 10 - 14 days from acceptance or finance approval. There needs to be enough time for the inspections to be arranged however not too close to the due settlement date in case any issues found

👉 Settlement due date - majority of contracts we see have a settlement due date between 28 - 30 days from acceptance or finance approval. Whilst in some cases settlements can happen sooner than this, it's important to allow for any unforeseen delays they may arise throughout the process
