I recently inspected a beautifully renovated dual occupancy home in Ipswich, listed as a 5-bed, 2-bath, 1-car property. The owners did a stellar job—quality materials, solid workmanship, nothing flashy but well-executed. But here’s the catch: not all homes are as they’re advertised.

As a Buyer’s Agent and Qualified Tradesman, I always bring my tape measure to inspections. Why? Because in older SEQLD homes (like this 70s two-storey gem), downstairs ceiling heights often don’t meet the 2.4m building code required to classify rooms as bedrooms or bathrooms. Sure enough, this home’s downstairs measured 2.38m—consistently 2cm short.

What does this mean? Legally, this isn’t a 5-bed, 2-bath home. It’s a 3-bed, 1-bath, 1-car with extra multi-purpose rooms downstairs. This drastically lowers its value compared to the 5-bed price range the agent listed it at. When I raised this with the agent, they claimed it was ā€œ2.4m in other areasā€ā€”a clear dodge.
Sadly, the home sold at the inflated 5-bed price to a buyer who likely overpaid, misled by the listing. This is why you need a Buyer’s Agent who knows due diligence inside out. My tradesman’s eye and property expertise catch these red flags, saving you from costly mistakes.
