Are you selling a unit or property in a Body Corporate. Please ensure the Agent is aware the Disclosure Statement needs to be signed on your behalf before the Contract is presented to the Buyer - we have had a run of contracts coming in lately where this hasn’t happened and it gives the Buyers the ability to terminate right up until the settlement date ... incorrect contracts can be costly. Pest & Building Inspections:- When buying a pre-existing property, pest and building inspections ARE important ! It's important to make sure you are not investing in a lemon and there are no hidden surprises that could end up costing you thousands.

Getting the report on paper can be quite mind blowing - If possible JMV Law recommend attending any inspection with your chosen inspector so you can go over any issues that might arise, ask questions and satisfy yourself of what might be required to be done later on.

A standard contract will usually allow you to terminate should the inspection not be satisfactory for ANY reason, however often clauses are added to remove this right - always get the contract checked before signing. It's a simple process, can be done by email and even after hours.
