Apparently renovating a house means removing half the house first. 😂🔨

Tomorrow’s agenda:

Concrete? Chopped up.
Tiles from the ’70s? Fighting for their lives.
Garage? Becoming a guest suite.
Backyard? Losing about SIX truckloads of dirt. 😳
Dining room? Temporarily becoming a driveway for heavy machinery.

At this point, if something isn’t being demolished, dug up or driven through… are we even renovating? 😂

🏡 Negative gearing is changing. Does that change what makes a good property investment?

There’s plenty of noise around Australia’s new property tax rules, but tax benefits are only one part of the equation.

From 1 July 2027, negative gearing will generally be limited to eligible new residential properties, with transitional rules depending on when a property was acquired.

For us, the bigger conversation with buyers remains the property itself: location, position, quality, potential and the long-term strategy behind the purchase.

Tax rules can change. A great position is much harder to replicate. 📍

POV: You buy a house… then spend two weeks making it look significantly worse. 😂🔨

Two weeks into 47 Sunshine Boulevard and we’ve taken off two-thirds of the roof, gutted the walls, opened up the back of the house and discovered a few little “surprises” along the way.

Gavin’s also back on the tools after 11 years, which means the renovation essentials currently include:

🔨 Tools
🧊 Ice baths
😴 Plenty of sleep
😂 Questioning a few life choices

The good news? We’re nearly through the demolition stage. Next comes the slightly more satisfying part… putting the house back together.

And we’re doing it properly, with engineering, certification and everything brought up to current standards.
