You can't out-renovate a bad location.

A new kitchen and new floors feel like value, but the finish is the last thing buyers pay for. Where a home sits comes first. In a strong street, the gap between a tired home and a done one is real, and closing that gap yourself is how you build equity. In a weak street that same reno gives back far less.

So the question isn't whether to renovate. It's where the reno actually pays.

One bidder at auction is often no bidder at all.

At the Ray White Spring Edition, 126 properties went under the hammer across the Coast. Where only one buyer turned up, most did not sell on the day.

We are now going through the properties that passed in for clients who had them on their list.
