Sometimes a purchaser may sign a contract, only to change their mind soon after. Perhaps their financial situation changed or they found another house they prefer to buy.

Many contracts of sale in Victoria include a cooling-off period for the purchaser (usually 3 business days from that date they signed). The purchaser may be able to withdraw from the contract during this window, without any major legal or financial consequences.

There are, however, situations where the cooling-off period will not apply. For example, if the property was bought at auction or the property is not residential.

We recommend always having the contract reviewed just in case!
