Everyone should have a Will regardless of their wealth. Not only does it ensure that your estate goes according to your wishes, but it makes life easier for your loved ones & is less costly to your estate when you do pass. There are also a multitude of clauses that can be included in a Will that don’t specifically deal with your assets. For example, your wishes in relation to funeral arrangements, guardianship of your infant children, pets etc.

Having an Enduring Power of Attorney & Appointment of Medical Treatment Decision Maker in place is also essential to ensure that while you are still alive, individuals of your choosing have the authority to act on your behalf now, or when you become incapacitated, for both financial matters and important medical decisions.

Are you a first home-buyer? What an exciting time! We have a few tips for you to help ensure you have a smooth transaction:

✓ Make sure the Contract & Section 32 are reviewed by a solicitor or conveyancer before you sign. This is extremely important to ensure there are no hidden nasties & you know exactly what you’re getting yourself into.

✓ Ensure you are aware of ALL the costs associated with buying a house. There are a number of fees outside of duty & legal costs that you may not be aware of. It is important to set your budget taking into consideration all costs.

✓ Talk to the bank before you make any offers so you know your borrowing & purchase capacity. Pre-approval is a great first step but please note it is NOT formal approval and a bank could still decline your loan application.

✓ Inspect the property well before you sign, as this is the condition you should receive the property in at settlement. We recommend including a building & pest condition in the Contract to ensure that there are no major structural defects or pest infestations in the property that will be costly for you to rectify.

✓ Ask questions! If you have any concerns or queries about buying your first home - ask us! We are here to guide you through the entire process from initial negotiations to settlement & beyond.
