2nd auction purchase on Saturday🔨

I actually inspected this Camperdown home off-market 6 weeks earlier, and sent the buyers my video tour excitedly announcing: “guys, I think this is the one.” IYKYK

Vendor expectations were higher than where we saw value, so we let it go to auction instead, and the result proved the market agreed with us: a much better buy than the original off-market ask.

That extra time worked in our favour too. The buyers are based in Darwin, so both sets of Sydney-based parents came through to inspect, and the buyers flew over separately to see it for themselves before committing.

It ticked every box: Newtown Performing Arts catchment, own bedrooms for the kids, an extra living space, parking, and a family-friendly address between three great parks.

Forget the Sydneywide headlines. Demand can look completely different from one suburb to the next, and even from one street to the next.

This Stanmore auction had 10 registered bidders this morning. Bought on an auction bidding service for a young family: move-in ready, a big floor plan to grow into, in a street and community they loved, with every amenity at its doorstep.

Not one market. A hundred different ones, and every variable counts.

You might see me at a lot of auctions without a paddle. I am not just lurking or being nosey, I’m actually doing crucial buyer’s agent work.

Knowing how an auction plays out is far more valuable than just looking at the sold price online. The real data is found on the auction floor, not just in the auction clearance emails.

A few things the headline results do not tell you:

• Registered versus active bidders: Ten registrations mean very little if only two people actually open their mouths to bid.

• The bidding momentum: A final price can sometimes set a new benchmark. However, if it was just one inexperienced buyer being pushed up by a skilled selling agent, that does not necessarily represent true market value.

• Market depth: If there were five active buyers chasing the property just below the sale price, that shows genuine competition at that specific price point.

Attending these auctions in person also tells me exactly where my competition stops bidding. When I am up against those same buyers or agents next time, I am far more informed.

True property appraisal requires understanding the psychology of the room, not just the stats. And deep market knowledge is what protects your capital.

Bought pre-auction in Stanmore 🫶🏽

My third Albany Road purchase, fair to say I’m a fan.

The buyers: An upsizing Stanmore family already too spoilt by our fab community and village lifestyle to ever leave.

The property: A freestanding home with rear lane access. It needs some love, but it’ll be worth it.
