What the Federal Budget Could Mean for Sydney Renters and Owners
A recent rental inspection in Randwick offered a striking snapshot of what we’re currently experiencing across Sydney’s Eastern Suburbs and Inner City.
The one-bedroom apartment was advertised for $795 per week. The result:
• 61 groups attended the midweek inspection
• 52 applications were submitted
• The property ultimately leased for $950 per week
At the time, there were only around 26 one-bedroom apartments available for rent across Randwick on realestate.com.au and Domain, less than half the number of groups who attended that single inspection.
Since the Federal Budget was announced on 12 May, we have also seen a noticeable increase in owners deciding to sell, move back into their properties or consider doing so. These are valid reasons for ending a tenancy under the current NSW rental laws, subject to the required notice periods.
Now that many of those 60- and 90-day notice periods are beginning to expire, we may be seeing the effect flow through to the rental market: fewer available properties, intense competition and increased pressure on rents.
