Like so many Australians, I have been deeply shaken by the tragic events at Bondi.

My heart goes out to the victims, their families, and everyone who witnessed or has been affected by this senseless act of violence.

Moments like this stop us in our tracks. They remind us how fragile life is, and how important it is to look after one another - to check in, to listen, and to hold space for grief and fear.

In time, when the immediate shock has settled, I hope we can also allow room for calm, thoughtful conversations about community safety and the laws that are meant to protect us. Not in anger, and not in haste - but with care, compassion, and a genuine desire to prevent harm in the future.

Today, though, my thoughts are with those who are hurting.

Case Study 1: Open Home 2 August

We worked with our agent colleague to ensure seller disclosure was prepared for our client ahead of her open home on 2 August.

We visited our client at home on 1 August so she could sign the new forms that came in that day (having already ordered searches well in advance and previously met with her to ask disclosure questions). Our client is visually impaired and it’s easier for us to visit her.

This was a complex first disclosure as we had to document two verbal agreements with an adjoining owner which required disclosure and it was a strata lot. But our two property lawyers made it happen.

Queensland Property Law Has Changed - What You Need to Know

From 1 August 2025, Queensland’s new Property Law Act 2023 introduces a mandatory Seller Disclosure Framework that significantly alters the risk landscape for both Buyers and Sellers.

Key Changes:

- Mandatory Disclosure Documents must be provided before a residential property contract is signed.

- Buyers may now terminate the contract at any time before settlement if disclosure is incomplete or defective.

- After settlement, Buyers may sue for compensation if the Seller’s disclosure was misleading or inadequate.

In other words, even after settlement, the legal risks aren’t over.

This new regime creates real exposure for Sellers, and serious opportunities for Buyers to exit contracts or seek damages. And with many contracts still being prepared by non-legally qualified agents, errors and omissions are increasingly common - and costly.
