Myth: You only need the lease.

Reality: If there’s anything to be done before the lease starts — works, approvals, fit‑out, incentives, landlord works, conditions precedent — you need an Agreement for Lease.
It’s the document that protects both parties during the “pre‑lease” phase. Without it, you’re exposed to delays, cost blowouts and disputes about who was meant to do what — and by when.

🔔 AML/CTF Tranche 2 starts 1 July 2026

A reminder that from 1 July, lawyers, accountants, real estate agents, conveyancers and TCSPs are officially captured under the AML/CTF regime.

What you need now: enrol with AUSTRAC, AML/CTF Program in place, Compliance Officer appointed, Staff trained, suspicious matter reporting ready to go.

Non‑compliance = real risk: civil penalties, audits, enforceable undertakings and reputational damage.

Bottom line: Enrolment isn’t compliance. Operational readiness is expected from day one.
