𝗚𝗢𝗩𝗘𝗥𝗡𝗠𝗘𝗡𝗧 𝗕𝗔𝗖𝗞𝗙𝗟𝗜𝗣 𝗢𝗡 𝗖𝗚𝗧 & 𝗡𝗘𝗚𝗔𝗧𝗜𝗩𝗘 𝗚𝗘𝗔𝗥𝗜𝗡𝗚
𝗪𝗛𝗔𝗧 𝗧𝗛𝗜𝗦 𝗖𝗢𝗨𝗟𝗗 𝗠𝗘𝗔𝗡 𝗙𝗢𝗥 𝗔𝗨𝗦𝗧𝗥𝗔𝗟𝗜𝗔’𝗦 𝗣𝗥𝗢𝗣𝗘𝗥𝗧𝗬 𝗠𝗔𝗥𝗞𝗘𝗧.

Yesterday’s Federal Budget announcement has potentially reshaped the future direction of Australia’s property market and regardless of whether you own property, rent property, invest in property, or hope to enter the market one day, these changes may directly or indirectly affect you long term.
Firstly, it is important to note that the current Government previously stated they would not target Capital Gains Tax (CGT) or negative gearing reforms in the way now announced, however yesterday’s Budget confirmed major changes are now to be actioned. To whom it concerns, they have pulled the ladder from under you.

𝗞𝗘𝗬 𝗣𝗢𝗜𝗡𝗧𝗦 𝗔𝗡𝗡𝗢𝗨𝗡𝗖𝗘𝗗:
• The current 50% CGT discount for investment assets held longer than 12 months is set to be replaced from July 2027 with an inflation-indexed model alongside a minimum 30% tax on gains.
• Negative gearing concessions will largely be restricted to NEWLY BUILT residential properties only from July 2027.
• Existing investment properties purchased before Budget night are proposed to be grandfathered under current arrangements.
• Investors purchasing established homes after Budget night will no longer be able to offset losses against their wages or personal income in the same way current investors can.

Now, while these reforms are being promoted as a way to improve housing affordability and encourage new housing supply, here are my sentiments on what could happen as a result:

If you’ve ever owned an investment property, you would know many “mum & dad” investors already sacrifice heavily to hold property long term, often carrying substantial mortgages, maintenance costs, rising insurance premiums, rates, and ongoing financial pressure simply to build future security for their family.

This is my concern:
If investors are taxed more heavily and receive reduced incentives, many landlords will become Angry and eventually pass increased holding costs onto tenants through higher rents.
So if rental prices already feel expensive now… there is a possibility they may continue to climb even further.
I also feel demand for:
• vacant land,
• development sites,
• duplex/triplex capable blocks,
• newly constructed homes
Could increase in price significantly becoming more attractive from a taxation perspective.
Builders and developers will experience even stronger demand, which could place additional upward pressure on construction and land prices, as a result the uprise and demand will cost you more.
Initially, established homes could experience a short-term cooling period while buyers reassess the market (the wait and see period). However, I feel, Australia’s underlying issue, the housing crisis will still remain the same for the immediate future, so is there really any fix to this situation, or just further frustration, anger and increased tax revenue:

𝗪𝗘 𝗦𝗧𝗜𝗟𝗟 𝗛𝗔𝗩𝗘 𝗔 𝗠𝗔𝗝𝗢𝗥 𝗦𝗨𝗣𝗣𝗟𝗬 𝗔𝗡𝗗 𝗗𝗘𝗠𝗔𝗡𝗗 𝗜𝗠𝗕𝗔𝗟𝗔𝗡𝗖𝗘.
(in the meanwhile, check out the new immigration forecast for the next 4 years)
Unless housing supply dramatically improves at a pace we have not yet seen, I feel established property values will eventually continue to rise alongside new home prices anyway.

𝗦𝗢… 𝗪𝗜𝗟𝗟 𝗧𝗛𝗜𝗦 𝗕𝗨𝗗𝗚𝗘𝗧 𝗔𝗖𝗧𝗨𝗔𝗟𝗟𝗬 “𝗙𝗜𝗫” 𝗛𝗢𝗨𝗦𝗜𝗡𝗚?
here's my sentiments in summary but time will tell:
• Rents will continue to Increase, a backlash from angry investors,
• Construction will continue to Rise in price, fueled by higher demand,
• Land values will Rise in price on the backlash to accommodate new development
• Affordability pressures will continue to Rise and remain extremely difficult for everyday Australians, to afford their Australian dream.
• Where you will want to rent will be even harder to find as you will pushed to the outskirts of the city suburbs, fueled by new builds & investors and desirable established suburbs will cost even higher to rent.

The Government’s position is that these reforms will improve fairness and housing accessibility ???
The question remains whether this will cause prices to further increase that will miss the point on accessibility, so who is the real winner ?
However, many within the property industry are already questioning whether these changes may instead create unintended pressure on investors, renters, and future housing supply over the long term.

One thing is certain:
The Australian property market has just entered a very different conversation moving forward.

It's now even more important you achieve your absolute property potential if you are going to sell, your largest Asset.

People often ask why I’ve used the {𝗕𝗠} watermark across my work, since first entering the real estate industry back in 2013.
The reason is deliberate.

In an industry where many agents operate behind an office or corporate brand, individual accountability can often become diluted.
While agencies promote a collective image, the reality is that no two agents are the same in their service, experience, standards, negotiation ability, commitment, or results.
