From 1 October 2026, Victorian residential property sale prices will need to be added to the new Property Price Statement within 7 days of the sale becoming unconditional, unless an exemption applies. The information will then be publicly available, free of charge, for at least 18 months.

For buyers, this means easier access to recent comparable sales and a clearer picture of what properties are actually selling for.

For sellers, it means greater transparency around the sales process.

Have a question about the new property rules? Ask your Raine & Horne agent.

Buying a home? Remember to budget for more than the purchase price.

Alongside your deposit, there can be additional costs including stamp duty, conveyancing, inspections, loan and bank fees, registration costs and moving expenses.

Knowing what to budget for upfront can help you plan with greater confidence and avoid unexpected surprises.

MORE DAYLIGHT. MORE LIFE.

Daylight saving is back.

Longer evenings aren't just great for BBQs and after-work walks. They can also be a great advantage when preparing and presenting your home for sale.

For sellers:
• More daylight to tackle repairs, tidy the garden and get the home looking its best
• More opportunities for twilight photography to showcase your home in a different light
• More natural light for open homes

For everyone else:
• More time outdoors
• Longer dinners and entertaining
• More time to enjoy our own backyard

A little more daylight gives us a lot more time to enjoy where we live.

Big changes are coming to Victorian property auctions from 1 October 2026.

From 1 October, sellers will be required to have their reserve price publicly disclosed at least 7 days before auction.

For buyers, this means more transparency before auction day and a clearer understanding of the seller’s expectations.

For sellers, it means the reserve and pricing strategy need to be considered earlier in the campaign.

Buying or selling at auction? Talk to your local Raine & Horne agent about what the changes mean for you.

How do I know if I’m paying the right price?

Look beyond the asking price.

An agent can assess recent sales, the property itself and current market conditions to help you make an informed decision. The right advice can make all the difference.
