This is a term I've coined for when the natural price range of a property's value hides a sale price that is less than what it could have been.

The fact is that no property has a 'sticker price.'

Instead, the sale price is likely to fall within a range.

A sale within this range can look respectable while being 3% - 6%+ below its potential.

This is one of two reasons why home sellers never know if they have undersold - even if they're happy with their sale price."

Congratulations to Konrad on setting a new record sale price in the Valley House at 167 Alfred Street, Fortitude Valley.

This sale price for one bedroom, one bathroom and one car accomodation unit beat the next highest recent sale by over 9%.

This was only possible because Konrad avoided the INVISIBLE UNDERSELL, that comes with selling in the traditional way.
