In Queensland, if you die without a Will your estate is divided by a strict legal formula, and if you are single with no living relatives it passes to the Queensland Government. Superannuation sits outside your estate, and many death benefit nominations expire after three years. A valid Will, an Enduring Power of Attorney and an Advance Health Directive put the decisions back with you.

A handshake deal can work until expectations differ. A written service or consultancy agreement sets out the scope, timing, price and what happens if something goes wrong, and should address who owns any work created. Online templates may not align with Queensland law, and calling someone a consultant will not protect you if the arrangement is really employment.

Pool documents are now part of the seller disclosure package in Queensland, so they need attention before the buyer signs. A pool safety certificate is generally valid for two years for a non-shared pool and one year for a shared pool, and a Form 36 does not mean the pool complies. If you are leasing out a property with a non-shared pool, a Form 36 is not an alternative to a certificate.

Queensland buyers now get a seller disclosure statement before they sign. A lot of people are reading it as a clean bill of health.

It isn't. It tells you about title, encumbrances, rates, body corporate figures and notices already on the property. It says nothing about the structure, the pests, the flood history, or what's approved to be built next door.
