I always say, I know , when I know a property is right for a client.

That doesn't mean I do not go away and review my thoughts before making a offer.

You should do the same.

Never be rushed into making a decision on the spot to make a offer.

Better to walk away, gather your thoughts, then decided.

This strategy will stop you making a expensive mistake.

A very busy day, started with a Building n Pest Inspection with a client in Appin, quick visit to Tahmoor then a sneak peak of a off market house in Elderslie with a pool, parking for 5 cars and its own hoist for budding mechanics.

Sometimes you need a team in your corner to help you make a good decision.

RBA hikes again, but I’m still positive about property. 🏡

Yes, the RBA has increased the cash rate by 25 basis points to 4.60%, and there’s no doubt higher borrowing costs will influence some buyers and sellers.

But here’s the thing I remind myself: property isn’t just about interest rates. It’s about people.

I believe in the 4 D’s of property:
Death. Divorce. Downsizing. Debt.

They’re not always easy reasons to move, but they are life events that will always exist, and they mean people will always need to buy and sell property.

There will always be first-home buyers looking for their first home.
Families needing more space.
People wanting to downsize.
Investors adjusting their portfolios.
And people whose circumstances simply mean it’s time for a change.

So while the market may be more considered than it was a year or two ago, I don’t see that as a reason to be negative about property.

It simply means buyers need to be smart, sellers need to understand where their property sits in the current market, and good preparation and good advice matter more than ever.

Spring is still a great time to be in real estate. 🌱

There are buyers out there. There are sellers who need to move. And there are always opportunities when you understand the market and, more importantly, understand the people in it.

I’m backing property. Always.

A good buyer’s agent isn’t just measured by the properties they help you buy.

Sometimes, the real value is in the properties they tell you not to buy.

At Lansdowne Property Group, our role is to help you secure the right property, at the right price, on the right terms.

That means looking beyond what’s presented on the surface. We look for the risks, the opportunities and the details that can make or break a commercial property deal.

It could be identifying an opportunity others have missed, negotiating an off-market property without the pressure of competing buyers, securing better terms, or simply telling you to walk away when the numbers or the property don’t stack up.

Because sometimes, the best property deal you’ll ever make is the one you don’t do.

Whether you’re buying an investment property or securing your new home, having someone experienced representing your interests can make a significant difference.

Invest or 1st Home

This little gem is located in Gregory Hills, NSW, a great suburb with everything a young family is looking for. Close to shops, transport and schools it can be rented out very quick or would make a great first step into the property market.

Very much worth a look.

Opportunity of the week!

Elderslie, NSW, is a small suburb next to Camden, with a mix of homes set in tree-lined streets and a hidden history.

It is rare to find a 3-bedroom home with a pool on a 581m2 block these days, let alone one ready to move into, suitable for both first-home buyers or a couple looking to downsize.

Most people only want shiny and new; I say buy something you can improve on and make some money when you are ready to sell it.

This one is worth a look.
