𝗣𝗔𝗥𝗞𝗜𝗡𝗚 𝗣𝗘𝗘𝗩𝗘𝗦 🚗

Nothing sparks drama in a strata community quite like parking problems. One minute, everyone is co-habiting peacefully...the next, someone’s writing passive aggressive notes about “that" red SUV taking up 3 parking spaces again...🤦‍♂️

The usual suspects 🔽

👉 Whatever Trevor - parks wherever he wants, whenever he wants. Doesn't play well with others...

👉 (Not a) Visitor Vicki - has been “just visiting” for the last 6 months. (Didn't see the Visitor Parking Only sign)...

👉 Driveway Dave - stops “just for 2 minutes” while blocking everyone else in. Generally during peak hour...

👉Entitled Evelyn - convinced the visitor park was personally reserved for her second car. (Friends with Vicki).

👉 Debbie Door Dinger - need we say more...

Sound familiar?!

Jokes aside; here are the biggest parking complaints we see in strata communities:

⚠ Residents parking in visitor spaces
⚠ Vehicles blocking driveways or common property access
⚠ Residents disregarding parking allocations

So how do you keep the peace?

✅ Know your by-laws
Most schemes have clear parking rules - residents must park in their allocated space and avoid parking on common property without approval.

✅ Plan for extra vehicles
If your household has more cars than allocated spaces, additional vehicles may need to be parked on the street or elsewhere.

✅ Visitor parking = for (short term) visitors
We know it’s tempting, but visitor bays aren’t long-term storage for second cars, boats, caravans… or that trailer you swear you’ll move “this weekend.” 😉

✅ Be a considerate neighbour
Don't park in your neighbours spot - and make sure you keep driveways and common areas clear so people can safely enter and exit the complex.

A little courtesy (and effective communication) goes a long way toward a happier, more harmonious community 🚘✨

⚠️ Severe Weather Update - Tropical Cyclone Narelle ⚠️

The Bureau of Meteorology is currently tracking Tropical Cyclone Narelle, with Port Douglas and communities to the North within the watch zone.

Current forecasts indicate that the Cyclone, currently a Category 2 system, will intensify as it approaches the Far Northern Queensland coast.

Narelle is anticipated to make landfall late Thursday, or early Friday as a Severe Category 4 Cyclone.

Residents in the watch zone, including Port Douglas should be prepared for potentially destructive wind gusts, heavy rainfall and flash flooding in the next 24-48 hours.

We urge you to take practical measures now to prepare your property for severe weather:

🔒 Secure Loose Items – Outdoor furniture, umbrellas, and any unsecured objects in common areas, balconies, and on pool decks should be tied down or stored.
⛈️ Stormwater and Drainage – Ensure that gutters, downpipes, and drains (within safe reach) are clear to prevent blockages and reduce the risk of flooding.
🌳 Gardens & Grounds – Trim any overhanging branches (safely - within reach), move pot plants and secure wheelie bins.
🚪 Doors & Windows - Ensure your windows and doors (including roller doors) can be properly secured.
🚙 Vehicles & Boats - Move your vehicles, boat and trailer (where applicable) to a safe, covered area, or move to higher ground (if in a low lying area or flood zone).
🆘 Emergency Supplies - Make sure you have adequate supplies in your emergency kit. (Refer to the Get Ready Queensland site for a checklist)
🏠 Check on your Neighbours - In particular, elderly or vulnerable residents who may need assistance.

Early preparation can help minimise risk to property and reduce potential damage.

𝐒𝐞𝐯𝐞𝐫𝐞 𝐖𝐞𝐚𝐭𝐡𝐞𝐫 𝐖𝐚𝐫𝐧𝐢𝐧𝐠 ⚠️

A Tropical Low has formed in the Coral Sea and will slowly approach the North Queensland coast over the next few days. According to the Bureau of Meteorology, Tropical Low (12U) is expected to bring heavy rainfall and potentially damaging winds to various parts of region during Friday and Saturday.

We are no strangers to severe weather in the Far North, so it's important to stay informed. Even Lows that don't form into Tropical Cyclones can still cause considerable damage to property, particularly where there is prolonged heavy rainfall. So, we encourage you to be prepared - but not panicked, and take practical steps now to safeguard your property.⬇️

Cairns Region Local Disaster Management Group advises people in the Cairns Regional Local Government Area to STAY INFORMED for severe weather that is approaching.

In a life-threatening situation, call Triple Zero (000) immediately.

For non-life-threatening flood and storm emergency assistance, contact SES on 132500, 132500.qld.gov.au, or the SES Assistance Qld app on Android or iOS.

Sand and Sandbags for mitigating flood risk are available from Cairns Region transfer stations during normal hours.

To report disaster related information contact Cairns Region Local Disaster Coordination Centre on 1300 360 102.

𝐖𝐡𝐚𝐭 𝐚𝐫𝐞 𝐰𝐞 𝐞𝐱𝐩𝐞𝐜𝐭𝐢𝐧𝐠?
The Bureau of Meteorology advises a tropical low approaches the North Tropical Coast, bringing: heavy rainfall and damaging winds on Friday and Saturday.

Heavy rainfall causing flash flooding and dangerous driving conditions. Six hourly rainfall totals between 100 to 150mm with isolated falls more than 200mm possible.

Damaging winds causing debris like fallen trees, powerlines could come down, and the power could go out. East to Southeasterly winds averaging 55 – 65km/h with wind gusts to 90km/h.

𝐖𝐡𝐚𝐭 𝐲𝐨𝐮 𝐧𝐞𝐞𝐝 𝐭𝐨 𝐝𝐨:
• Find out how to get ready for severe weather at the Get Ready Queensland website (Get Prepared).
• If living near water ways, preparing your home for risk of surface water inundation.
• Park your car under cover and away from trees, powerlines, and flood risk.
• Secure and store loose outdoor items, such as outdoor furniture, trampolines and roofing material.
• Prepare for potential power outages.
• Review your usual transport routes and consider possibility of isolation with low lying bridges and roads.
• Share this information with friends, family, and neighbours.

𝐈𝐟 𝐲𝐨𝐮 𝐟𝐢𝐧𝐝 𝐢𝐭 𝐡𝐚𝐫𝐝 𝐭𝐨 𝐦𝐨𝐯𝐞 𝐪𝐮𝐢𝐜𝐤𝐥𝐲 𝐨𝐫 𝐡𝐚𝐯𝐞 𝐬𝐩𝐞𝐜𝐢𝐚𝐥 𝐦𝐞𝐝𝐢𝐚 𝐧𝐞𝐞𝐝𝐬
• Use your Person-Centred Emergency Plan now if you have one.
• Make sure you have medication close by and accessible.
• If anyone in your house uses powered medical equipment, like a dialysis machine or ventilator, decide now How you will manage/where you will go in case you lose power.
• Call your support person or service to organise transport if you need to leave. Leaving early is safer than waiting.

𝐈𝐟 𝐲𝐨𝐮 𝐚𝐫𝐞 𝐚 𝐭𝐨𝐮𝐫𝐢𝐬𝐭, 𝐯𝐢𝐬𝐢𝐭𝐨𝐫, 𝐜𝐚𝐦𝐩𝐞𝐫 𝐨𝐫 𝐜𝐚𝐫𝐚𝐯𝐚𝐧𝐧𝐞𝐫:
• Campers and caravanners should ask the campground owners whether your site/grounds flood.
• Check road conditions and plan your route should you need you leave.
• Be ready to move if the situation gets worse.
• Check your surroundings of water catchments and monitor for flash flood.

As of 1 August 2025, major reforms under Queensland’s Property Law Act 2023 have come into force; bringing significant changes for anyone selling a lot in a Body Corporate.

The 'Section 206 Disclosure Statement 'has now been replaced with the 'Form 33 – Body Corporate Certificate', a prescribed document under the Property Law Regulation 2024.

🔍 𝖶𝗁𝖺𝗍 𝗂𝗌 𝖺 𝖥𝗈𝗋𝗆 33?
This certificate provides vital information about the lot being sold, including:
• Levy contributions
• By-laws
• Insurance
• Common property
• Service contracts & embedded networks
• Special levies and penalties

❓ 𝖶𝗁𝗈 𝗆𝗎𝗌𝗍 𝗉𝗋𝗈𝗏𝗂𝖽𝖾 𝗂𝗍?
If you’re selling a lot in a community titles scheme, you must provide the following documents to the buyer - before they sign the contract:
✔️ A completed Form 33 – Body Corporate Certificate
✔️ The new Form 2 – Seller Disclosure Statement
