If I were selling a property right now, here are the top 3 things I would do! 🛑🏠

Whether you’re selling your home or an investment property in today’s market, ex*****on is everything. If you want to secure the highest price and avoid deal-breaking delays, do these 3 things:

1️⃣ Stage Vacant Properties:
Empty properties look colder, smaller, and less appealing in marketing photos. Professional staging highlights space, creates emotional warmth, and sets a strong initial impression that drives buyer competition. 🛋️✨

2️⃣ Partner with a High-Performing Agent:
Don't just pick an agent because they're friendly. Select the local agent with the most experience, highest sales volume, and a proven track record of achieving premium prices in your suburb. 🤝📈

3️⃣ Engage a Skilled Property Solicitor:
Contract speed and legal precision matter! A proactive solicitor or conveyancer ensures your contract is prepared properly and moves quickly when an offer comes in—the difference between tying a deal down or losing it entirely! 📑✅

Moral of the story: Strategic preparation brings premium results! 💡

Should you buy an investment property right now or sit on your hands and wait? 🛑🏠

With all the negative headlines and doom-and-gloom commentary, it’s easy to feel paralyzed. But here is the critical rule of Australian real estate:

⚠️ Markets Within Markets:
There is no uniform "national property market." While one capital city or suburb might be experiencing a 10-15% correction, other pockets across Australia are trending upwards.

⚠️ Macro Noise vs. Micro Opportunity:
Sensational media headlines shouldn't dictate your personal financial moves. What determines whether you should buy is:
• The specific asset type and location.
• Your personal risk tolerance and holding capacity.
• The quality of your data and professional advice.

⚠️ The Investor Advantage:
Savy investors who tune out the noise, utilize buyers agents, and partner with experienced solicitors and brokers are picking up heavily discounted assets that will deliver immense compounding growth over 5-10 years.

Moral of the story: Don't let market headlines make decisions for your balance sheet! 📑✅

The #1 Contract Trap Catching Interstate & First-Time Buyers in NSW! 🛑🏠

If you’re buying property in Sydney Metro or NSW, there is one critical legal difference you need to know BEFORE signing a Contract for Sale:

In NSW, contracts DO NOT automatically include a "Subject to Finance" or "Subject to Building & Pest" clause! 🚨

Here is how buyers get caught out during the cooling-off period:

⚠️ The 0.25% Forfeiture Rule:
When exchanging under a 5-day cooling-off period, you pay a 0.25% holding deposit. If your finance falls through, or your building report reveals major defects and you decide to rescind the contract, you FORFEIT that entire 0.25% deposit to the vendor!

💸 What that actually costs:
• On a $1,000,000 purchase = $2,500 lost.
• On a $2,000,000 purchase = $5,000 lost.

Moral of the story: Save your hard-earned money! Do not sign any contract or pay a holding deposit until your solicitor has reviewed the terms and confirmed your finance readiness! 📑✅

💬 Have you ever bought property in NSW and been surprised by this rule? Drop your thoughts below!

Would you buy property when everyone around you is saying “wait”? 🏡👀

A chat at a barbecue got me thinking: how much of our property decision-making comes from our own numbers, and how much comes from everyone else’s fears?

If you’re considering an investment property, look beyond the next six or twelve months.

Ask yourself:
💰 Do the numbers work?
🏦 Can I comfortably afford to hold it?
💼 How secure is my income?
📈 What am I trying to achieve over the long term?
🤝 Have I spoken to the right advisers?

Uncertainty doesn’t automatically make a property a bargain. But it’s a reason to investigate carefully, not let the headlines make the decision for you.

Your budget. Your goals. Your timeframe.

Are you looking to buy, holding what you have, or waiting? Tell me what’s driving your decision 👇

What a drama with the LLAMA! 🦙🛑

In property law, you think you’ve seen it all... until a pre-settlement inspection reveals a llama roaming the backyard!

Here’s what happened to my client on the day before settlement:

⚠️ The Pre-Settlement Discovery:
The purchaser walked through the property for their final pre-settlement inspection and discovered a live llama left behind on the land!

⚠️ The Legal Requirement ("Vacant Possession"):
Under standard NSW property contracts, "Vacant Possession" strictly means the property must be handed over empty of all personal belongings, debris, and livestock—unless specifically negotiated as an inclusion!

⚠️ The Scramble:
Because a llama definitely doesn't count as standard vacant possession, the real estate agent had to coordinate an emergency removal so settlement could proceed legally on schedule! 🦙💨

Moral of the story: Always do your pre-settlement inspection—you never know what (or who) you’ll find! 📑✅

3 Things You MUST Check Before Buying a Strata Property This Weekend! 🛑🏢

Inspecting an apartment or townhouse? Beyond the shiny kitchen and open layout, there are 3 critical things you need to evaluate on-site:

1️⃣ Get a Strata Report: Always request and review a comprehensive strata report to uncover what's going on behind the scenes with building defects, special levies, or finances. 📄
2️⃣ Look for Visible Signs of Disrepair: Don't just inspect the unit itself—walk through the corridors, underground basement, and garage. Check for visible signs of damage, leaks, or maintenance issues. 🚗🔍
3️⃣ Gauge the Community Dynamics: Pay attention to who lives around the property and how common areas are maintained to see if it’s somewhere you’d want to live or invest. 👥

Moral of the story: When you buy strata, you buy into the ENTIRE building. Do your due diligence early! 📑✅

3 things you MUST do before bidding at an auction this weekend! 🛑🔨

When you buy a property at auction in Australia, you sign an unconditional contract. That means NO cooling-off period, NO finance clause, and NO exit strategy if something goes wrong!

If I were bidding at an auction this weekend, I would never attend without these 3 steps:

1️⃣ Professional Contract Review:
Get your solicitor or conveyancer to review the contract for sale. You need to understand special conditions, easements, and vendor terms BEFORE you raise your paddle.

2️⃣ Comprehensive Building & Pest Inspection:
Unless you’re a qualified builder who knows construction inside out, always order an independent report. Cosmetic paint hides major structural defects and pest damage.

3️⃣ Confirmed Lending & Strict Budget Limits:
Speak to your broker or lender to know your exact borrowing capacity and hard budget limit. Bidding blindly past your approval limit risks losing your deposit if finance falls through!

Moral of the story: Proper preparation turns auction stress into auction success! 📑✅

Less pressure at inspections. More pressure to sign? 🏡✍️

I’m noticing a shift in my Sydney property practice: some buyers are feeling more confident about getting into the market.

But feeling ready to buy and being ready to sign are two different things.

Before you commit:
🔎 Do your property and strata checks.
💰 Understand your finance and your price limit.
📄 Get advice on the contract and what happens if you pull out.

An agent wanting a quick signature doesn’t mean you should skip the checks.

Are you seeing less competition at Sydney inspections, or are properties still getting snapped up? Tell me your suburb 👇

Save this for your next property inspection.

Are you waiting for the property market to drop another 15%? 🛑🏠

Every buyer wants to pick the absolute bottom of the market—but knowing whether you're at the exact trough is practically impossible!

Here’s how to evaluate risk in today's market:

⚠️ The Short-Term vs. Long-Term Reality:
If you purchase a $2M property today and prices dip another 5%, 10%, or 15% in the short term, that paper loss only impacts you if you are forced to exit or flip the property quickly.

⚠️ Holding Power is Everything:
Real estate markets are cyclical. If you buy at a strong discount today, maintain adequate cash buffers, and hold for the long term, short-term fluctuations fade while historical growth compounds over time. 📈✅

⚠️ Know Your Numbers:
Forget trying to time the market perfectly. Focus on your personal servicability, long-term holding capacity, and hyper-local data.

Moral of the story: Time IN the market beats trying to time the bottom! Speak to your buyers agent, broker, and solicitor to build a strategy that works for you. 📑✨

The biggest property downturn in a decade... or the NOISIEST market in history? 🛑🗞️

While doom-scrolling between sets at the gym, it struck me how much negative noise is flooded across social feeds today compared to previous market downturns or even the GFC.

Here’s what’s really happening in the Australian property market:

⚠️ High Media Noise vs. Real Data:
There are more influencers, headlines, and commentators pushing doom-and-gloom narratives than ever before. This constant noise is making buyers hesitant and causing sellers to hold off listing properties.

⚠️ Low Transaction Volumes:
Across NSW, transaction volumes are down, creating an environment where nervousness—rather than actual economic fundamentals—is driving decision-making.

⚠️ The Personal Decision Framework:
Real estate decisions should never be based on algorithmic social feeds. They should be based on your personal numbers, borrowing capacity, long-term holding strategy, and advice from qualified professionals! 📑✅

💬 Do you think the market is genuinely worse, or are we just experiencing record-high media noise? Drop your thoughts below!

📌 Save this post to remind yourself to tune out the noise during your property search!
