Australia’s property market is set for significant change following the 2026 Federal Budget announcement. From July 2027, negative gearing benefits will largely be limited to newly built homes, while changes to capital gains tax will introduce a new inflation-indexed model for future investments. Combined with a new $2 billion infrastructure fund supporting the delivery of around 65,000 homes nationwide, the reforms are expected to encourage investment in new housing developments and increase long-term focus on the value and performance of established properties.

The Budget also extends the ban on foreign investors purchasing established homes until 2029, alongside continued funding for affordable housing projects.
